Theres a lot more damage behind the cover - but i couldnt snap these as electrician was not a fan of me taking pictures - nor was i looking at keeping him there for more than i needed to at £70.00 call out fee!

That completly slipped my mind - the company that came out are registered as "joiners" so im thinking they may not be gas safe registered either...
the shower wire was 10mm i think the electrician said - but its fried
He has said that there is far too much output for what the CU can handle ( possible the reason everything went during a shower)
I'm not an electrician all I know is our electric shower which is on a separate circuit as it should be from when the house was built 25 years ago cannot have a shower of above 8w max for the size of wire when replaced. Otherwise it would need rewiring for a thicker cable.
We had our freestanding gas cooker replaced a few years back now about 10 and paid for installation with Curry's and a building reg /compliance form was provided as part of that installation charge.Think of all the beauty still left around you and be happy - Anne Frank :A0 -

Again i cant stress enough that if the box was ticked "yes" to electrical amendments - i would have immediatly kicked up a fuss - as this was marked as "no" i clearly let my guard down.
As I'm a selling my flat and had all the paperwork out I know the person we brought from ticked no to electrical amendants, but it still needed a partial rewire, had a newish shower pump and a DIY dodgy socket ( which was noted on homebuyers report) I was a first time buyer, but my conveyancer never mentioned anything about safety.
I just don't see how no admendments = safe. Especially in an older property. I guess I am not very trusting!!
I actually think there is so much I didn't know about house buying then and going through my first sale is a big learning curve. I do feel for you OP. A sale certainly teaches you more on what you should have than a purchase !!
There are so many threads about this type of thing and trying to get compensation. I wonder how many people actually get anywhere?0 -
Ill be posting my progress to see if im successful or not, it can then hopefully be the foundations for any other person to complain. How is there no regulations in place for these things to be checked is what gets me0

Well no, not exactly,
All the paperwork was submitted to the solicitors and they dealt with everything - from the forms being completed the solicitor should have chased up " to follow" not us. When the exchange was complete we were not notified of anything or missing information... I imagine that we should have been advised much better0 -

I would still argue because 12.1 was ticked NO so no electrical safety checks had been carried out IMO solicitor should have highlighted this to you.
Our buyers solicitor asked us to provide one! And we had had one done in 2007 and paperwork provided to them. He still asked.
The point is he highlighted it and was advocating for his client.
Every 10 years is what is recommended.

I would have paid for it, it was never offered so presumed i had paid for it in all the fees. I imagine that the conceyance services will have excuses upon excuses tomorrow0
