Can a seller take the carpets & blinds AFTER completion?

    Get some advice from a solicitor and have them write the vendor a letter. Will be a small investment, but a show of force should get them to back off and at least your position will be clear.

    I'd also kindly ask them that all future communication be by letter only and if they call round your place or any relative's place without prior consent, it will be treated as harassment and reported accordingly.

    They are throwing pebbles, respond with a cannon...

    That would be one heck of a long time for the law to allow. Difficult to think the law might expect anything to "hang over someones head" anything like that long.

    Do you have a link for that?

    Here you go. That's in relation to how long it takes for the buyer to acquire a title which can no longer be contested. If the property appears to have been abandoned (i.e. you've heard nothing from the seller about it) then you may be able to dispose of the items much earlier than that.

    From the Ops description the carpet and blinds are fitted, to me that constitutes a fixture and fitting.

    If they stated they were tasking them on the fixtures and fittings form and then didn't then they are out of luck. To me reasonable time to take things is before or at completion. The fact they l;eft white goods and other items as well strikes me as way beyond rude.

    I say this as someone who was left with a loft full of junk which I have thrown away, should I have kept it on the off chance they want it back.

    Contact your solicitor and get him to write to the vendor and their solicitor advising no more communication will be entered into.
  • This happened to us...sort of.
    The vendor had removed very little from the house on completion day.
    She left furniture, curtains, a freezer full of gone off raw meat...

    We quickly realised we could do very little and set about getting rid of stuff.
    She then arrived demanding to be let in for some trinkets she wanted to collect.

    We had found none but I said I would look for them and call her if they turned up.

    She then tried to shove me out of the doorway to get in, she didn't budge meso she spend a few hours in the porch trying to batter the door down.

    I called the Polis and they took her home.

    It later turned out she was suffering with undiagnosed dementia.
