    Fingers crossed this may mean the DIP has been approved? Am I being too optimistic? Lol

    xxlauxx - to be honest the way you are describing your situation not sure what route you took if it is a DIP first or a straight application. But they taken the money so it is the full application. Now it is the battle with the picky underwriters. I'm having an unexpected mini battle with mine now so I will see tomorrow if the new proposal from the broker will be enough for them to give me the heads up. All down to the underwriters now. They are the boss.

    We are in a fairly similar situation. I have posted this before but will post on here as well. I have a 5 year old default on my credit file for £304 (settled), this has caused so many problems. Through hard work we have saved £30000, we were hoping to make this £40000 by January next year. The plan was to try in the summer next year until I checked my online banking and nationwide recommended a mortgage under the offers tab. I bit the bullet and we tried to get a AIP online, it came back referred and have asked for my wife to send in proof of name and address, we will be doing this tomorrow. Our situation is this:

    Deposit £30000
    Price of house £160000
    My salary £45000
    My wife's salary £25000 (self employed)
    Default on my record for £304
    My wife's file is clean.

    I am 85% certain that it will not go through, but there is always a chance and this is what made me go for it. I am not the most patient person but this is going to push me to the edge......let the games begin.

    Chris - I'd say your odds look pretty good if it's just that default causing the issue. You don't need a massive amount on the mortgage and have a fairly big deposit too. As long as you aren't overcommited on outgoings then I'm sure you would be fine!!

    Glad to hear things are moving forward for you. We have had a formal offer issued toda,a week since the valuation was carried out, so hopefully you won't be much longer either.

    That's fab news Congrats! Have they text you or anything to let you know it's on the way?
    Still haven't heard about a booked valuation as of yet, hopefully they get it booked for some time soon! Estate agents and solicitor have been chasing us now, and the lady we are buying off is ready to move.
    Adds a little bit of pressure now

    Its been 2 weeks today since valuation, starting to stress now.

    Sent off all my help to buy forms today, I hope I'm not wasting my time... Arghhh
