    I love the bloke in that thread who's using the wait for a table in the Gateshead Toby Carvery as a proxy for the state of the economy.

    Clearly the BoE MPC is missing a trick here. Instead of looking at rubbish like unemployment and the trade balance they need to be focusing on key metrics like how rammed it is in the Darlington Ikea and how the wait in the Toby Carvery has bubbled unsustainably to 45 minutes.

    I'd assume he was a particularly witty troll, but 1/ nobody there ever laughs, because it's immoral, and 2/ everyone there is a crash troll anyway.

    I vote we leave this thread annually, would love to see analysis combined with their predictions, would be much more interesting . No chance the prices will drop this year in my opinion, I'm confident of that, happy for them to save this thread, prove me wrong! :-)

    It has implications for his local economy, although there can`t be many decent pubs there if people were prepared to wait that long, I would have been chewing the tables by then. Footfall doesn`t mean people are flush though.

    If Jake isn't a troll, I hope the unpleasantness makes him reconsider taking advice from them. Not saying he should definitely buy but my advice to the guy (if I could post there) would be, look to the lodger situation and work out if buying makes sense vs renting/sharing. My guess is it would.

    Having a lodger is (as you know) very tax efficient, I can see this becoming more and more popular with single FTB's (even some couples). Obviously it isn't ideal for everyone, but if it makes it viable, it is worth considering for a few years.

    Perhaps it could even be used with the BOMAD, where retired parents/grandparents who have capital, but need the income, could redirect their investment(s) for the lodgers rent (in part or full).

    Having a lodger is (as you know) very tax efficient, I can see this becoming more and more popular with single FTB's (even some couples). obviously it isn't ideal for everyone, but if it makes it viable, it is worth considering for a few years.

    I bought in 2010 in a development of 1 and 2 bedroom flats. Two bedroom flats when they came on the market were about £30,000 more expensive than the 1 bedroom ones but by getting the extra bedroom I was able to rent out my spare room for £350pm tax-free.

    It made a lot of economic sense.
