Hmm. This flow chart is substantially misleading. It suggests that whether or not the tenant keeps their home is entirely dependent upon whether or not they make an arrangement to pay before proceedings are issued - ie that once proceedings are issued, the tenant will lose their home.

While it is fair enough for Lewisham Homes to issue propaganda to encourage their tenants to pay up, I don't think that this flowchart is sufficiently representative of the truth to be presented here as anything other than the propaganda it is.

Having said that, it is much more likely than not that people who accumulate arrears worthy of court will be unable to wriggle out of it and will find themselves homeless.

Housing associations aren't able to evict people who pay the rent late once, the letter they issued you is part of the legal process they have to follow which basically puts you at stage 1. This may stay on your account for a while though so just ensure you make payments on time moving forward and you will have nothing to worry about.

Even when your tenancy moves to an Assured tenancy you can still be evicted if you get behind with serious rent arrears (more than a week)

Thanks, a post that answered the OP.
