    !!!!!!. That's what i was afraid of.

    I'm not going to toss it out in the rain (or let the cat !!!! in her bed, although ...) but I don't want it sitting in the room for weeks which is what will happen. I know how she operates..

    Change the locks ASAP and let her know that if she doesn't arrange to remove the furniture with 2 weeks, you will arrange for a charity to collect it.

    I agree with other posters, keep it short and to the point and without emotion and keep your correspondence for future reference I would be even tempted to take a photo of her room in its current state so you have evidence of what was in there and the state it was in just in case things get nasty and she tries to falsify items were stolen etc. You need to cover your back before you change locks!

    I completely understand as I have been in a similar situation. It was a horrible experience

    No she didn't.

    She said 'She moved all of her stuff - wardrobes, be etc, from her husbands into my spare room without asking'.

    Tell her she's got a date to collect her belongings and return your keys.
    And you are changing the locks after that date.

    If she doesn't come back.
    Rent out the room including wardrobe and bed. Since she didn't pay anything. Tell her your bed and wardrobe will be used as rent.

    What would be the legal basis against such an action. Its not a " demand " its taking " reasonable " care over someones belongings. Placing them in a fair priced storage I believe would be considered a " reasonable " action after a period of 2 weeks notice to collect - especially as no consent was given for the items to be stored.
