they have been served notice mr ginge, and told they have to be out by 20th sept as they will be sending someone to change locks that day. they have asked for an extension but local authority have refused.0

Reading between the lines, your buyers have been foolish and given their notice and are now facing being homeless. They should not have given notice until contracts were exchanged.thank you for quick replies, we have bent over back wards for both our buyer and seller, knocked money off our house, and agreed to do repairs on other house. We can not afford to go into temp accommodation, for fourish weeks, as that would be next time we could move.
I did suggest to our buyer that they rent somewhere for four weeks but they cant afford too either.

But if they had done that, they would have inflicted a different lot of grief on the chain, see https://forums.moneysavingexpert.com/discussion/5311358 for what can happen when the renting buyers demand to move at the end of a tenancy period but don't tell the rest of the chain until everyone is ready to exchange.
Overall, you need to take a tough line and not let the renters' problem be your problem, because it is not of your making.
Hmm. If they have given their notice, they become liable for double rent, I believe [distress rent]. Certainly suggest it as a possible solution, but not as the only solution, because you do not want to be responsible for their problems.Your buyer does not have to move out. Tell them to stay put0 -
Don't worry, there's a few weeks yet till the deadline. If necessary exchange and completion can be done the same day, if it really goes to the wire. I'm sure you will be able to get this tied up ok.0

my other half is saying its the buyers also, they only told me lst night that they have until 20 september to be out, to be honest i thought it was more than doable, as i wrongly assumed that as soon as i paid my solicitor my search fee she would of started them.
i dont want to incur any more costs, and neither do they, but im struggling right now to see a middle ground.0 -
excellent post dandelion, they didnt give notice they were served it. not sure why, ive not asked. there is no way they can retract or extend.
im now hoping that our searches come back quicker than quick0 -
You are getting far too involved and far too stressed. as I said earlier:
Your buyer's eviction is not your concern. They can stay with friends, in a hotel, rent a caravan - it's not your problem.Tell the estate agent, if there is one, to advise your buyer and seller that you'll be unable to Exchange before whatever date your solicitor now estimates.
Your responsibility is to focus on getting to a point when you can exchange, and to NOT exchange before then.
Similaly your sellers. Not your concern.
Time scale for local authority searches in your area? Either ring your local authority and ask, or ask your solicitor if he's local too, as he should know.0 -
thank you gm, unfortunately im a worrier!! i take on everybodys worries unfortunately. My biggest fear, ultimately would be them pulling out, as if we dont move by september 20th, we cant move until october,
I did think it wasnt us being unreasonable, but i try to do right by everyone.0 -

Probably should rtfs a bit better....My buyer needs to be in by 20th september as they have been served notice....0
