hi, just a quick one. My buyer is ready to exchange they are coming out of rented. my sellers are ready to move they are going into rented. I thought we were too!! HOwever, after speaking to my solicitor this morning she has only just submitted our searches.
My buyer needs to be in by 20th september as they have been served notice. My sellers are moving out 17th september.
My buyer can not extend notice they have asked us to vacate early, we have nowhere to go!! can anyone please advise me

We have mortgage in place, and just a few ends to tie up, is it doable to be completed by then. Is there a way i can chase searches up??0

Searches could still come in with 1-2 weeks spare. If that's all that's left to do, you could still be fine. Ish.
You need to find out how long searches take in your area.
If you need to get out, look for local holiday lets, where you can go "easy in, easy out". You should get a good price too by explaining your situation and with it being out of season. Good price = more in line with a regular rental rate, rather than 4x the price.0 -
Tell the estate agent, if there is one, to advise your buyer and seller that you'll be unable to Exchange before whatever date your solicitor now estimates.
How long is your local authority taking to return searches at present?0 -
thank you for quick replies, we have bent over back wards for both our buyer and seller, knocked money off our house, and agreed to do repairs on other house. We can not afford to go into temp accommodation, for fourish weeks, as that would be next time we could move.
I did suggest to our buyer that they rent somewhere for four weeks but they cant afford too either.
How, do i go about finding out about how long searches are taking in my area0 -

six weeks jon, i sold house, instructed solicitor two days later, i found a house to purchase two weeks later. Got mortgage offer same week. My buyer has had his tenancy terminated by his land lord, with four weeks notice.
I paid for my search four weeks ago, so i wrongly assumed , she would be onto them, as both myself and my buyer were using same solicitors different practices. Thinking they would communicate.
My buyer is now ready , and working to a dead line! im now scared that one of us are going to end up homeless, i physically cannot afford to rent short term to accommodate them, as i have three dependants and two dogs, my buyer has two dependants and a dog!!0 -
