We're currently in the process of selling our home, and we're now getting to the stage where we are ready to exchange and complete.
There are only three parties in our chain, us being the middle one, our buyers are first time buyers in rented accommodation, having to give 30 days notice, the people that we are buying off are moving in with family in order to break the chain.
Our buyers put in a good offer for our house and were put forward to us as a good prospect by our estate agent due to their position in rented and the 30 day notice period etc.
However they have turned into the buyers from hell, and after them coming back to us with ridiculous requests for reductions etc following a survey which we refused, it would seem that they don't have two pennies to rub together and are now trying to hold us to ransom over removal dates.
We originally put forward a suggestion of the 28th of August, which was accepted by our sellers but not our buyers, our buyers then put forward a date of the 25th of September which was acceptable to us but not our sellers, so we then put forward the 18th of September which again was acceptable to us and our sellers but not our buyers. It turns out that this 30 day notice period was 30 days from when they moved into their rented property which in effect means there actual notice period to us is anything from 30 to 60 days. They have now said that they would consider moving on the 18th but only if we compensate them for the overlap in rent and mortgage and the fact that they will not get paid for leave of absence !!!!! they have then said that otherwise we could not move until the 22nd of October, if our sellers cannot do that then the time scales will just increase by monthly dates around the 2o something of each month.
Any thoughts would be much appreciated, our initial response has been no way!!!! But now my husband is inclined to pay the money just to get it over with.

Standard on rentals notice on the date of the agreement,
a bit late for you to find this out.
One of the advantages of moving out from rental is you can overlap to make the move easier
If they are really broke they won't be happy when you start to remarket the property.
Tell them to stay in rented you will find someone that wants your house.
Tell them if they can't get time off work they will need the overlap to move in the evenings/weekend0 -
Thanks for this, hadn't thought to tell them to move at the weekend. Hard to stand our ground as our sellers are threatening to pull out from us, so we're caught between a rock and a hard place really but may start by telling them to get the keys at the weekend0

Have they paid for a survey? How much?
Have they paid for legal searches? how much?
Have they paid for a mortgage application? How much?
Solicitor?
Other costs?
If this deal falls through they will be well out of pocket. So hold them to randsum by saying Exchange by (next Tuesday, whatever) with a Completion date of xx or yy (give them a choice of 2?)
Meanwhile, tell your agent to put the property back on the market as your buyers are clearly not serious.0 -
Getmore4less has got me thinking, and I think we're going to say where we will reluctantly pay for overlap between rent and mortgage we won't pay for their loss of income as they have a week to move within that period and surely they don't work seven days a week!!!
I just can't believe how these people are behaving, I mean surely they know we still live in this house, I know I wouldn't want to hack the owners of our new home off, god knows what they could do to it in that time !!0 -

I know we are, but we want this sorting and I don't think they can argue with this. I have two children, one of which doesn't cope with change very well so I want it over with so I can get him settled. the money will of course be paid in pennies!!0
