    So I've only gone and sold my flat :j :j There were 3 viewings in the end on thursday, and the first people that saw it put in an offer, they raised it a bit more and then I accepted it. I had a frantic day yesterday of trying to arrange to view some properties, there are 5 altogether that are worth viewing, one I loved from the photos but having driven to see it from the outside it looks tiny and more importantly it was built on a new estate and the cars were parked absolutely everywhere with literally no room to drive through let alone consider parking. That was enough to put me off that one (and it was ore expensive than the others).

    So, I saw one last night which was the best location out of the remaining ones but I only made the appointment because there's only a few available, whereas actually when I saw it I really liked it. It ticks my boxes, I have 3 others to see today, one of which I have basically ruled out already as it is a renovation project and I really don't think I want that but I need to just see it to be sure.

    I went on my mortgage companies website last night to get an aip, their calculator says they will lend me up to £130k so I filled in the aip and then it said declined :( Not sure why I will make an appointment in branch to go through it, my brother is happy to act as guarantor for me if needed.

    Busy day ahead me thinks :D:D

    I've been googling a bit and it seems I might be better to contact mortgage broker, London & Country seem to be recommended on here so I may give them a call in a bit. I seem to have forgotten how most of the house move stuff works, I thought I was meant to wait til I'd found somewhere before I sorted it but it seems I should have already got some of it sorted before I start looking, hoping this isn't going to cause a problem :o This is the one time I wish I had someone to help with this stuff, it's just so stressy. My best mate is fab and she is being great but its not the same as a partner. Possibly the only time I've thought I'd rather not be on my own, normally I love it. Besides, if I had a partner they'd have a say in what we bought and they may not like the ones I do whereas on my own I get to choose ;):)

    Tax credits went into my account yesterday so that has been added into the savings pot. It will now be a mad scramble to save every penny possible :D

    I have used London and Country, they were quick and got me a good deal. I feel your pain on the selling and buying, house stuff is the only time I hate being single! I hope you get your dream place.

    Great news about your buyers. Hope they have sourced their mortgage already too and not leaving it till later.
    Always a good idea to drive by an area at various times of day/ day of week / weekend because as you said there were cars parked everywhere at the newer property you saw. Viewing at 2pm on a Tuesday say, there would be virtually none. Near where I live on week days the road is virtually clear. Drive down right now and there would cars banked up, white vans etc. hardly able to drive through at some pinch points!

    Sorry, forgot to update last night - so yesterday was another busy day; Mum and I went and viewed 3 more properties, 2 were ruled out almost as I stepped in the door - one of them was owned by a lady who had lived there for 45 years, and hadn't decorated or done anything for at least 30 of them. It needed new kitchen, new bathroom, the garden was on a big slope, it just didn't have much going for it at all.

    The next one had been rented out for 10 years and needed rewiring / replumbing / had damp problems ....

    The third one was slightly better but not much - it was a new build, a lovely house and relatively decent size for a new build, BUT it is being built on land shared with an industrial estate, so as you look out of any of the windows at the back or the garden you are met with a *huge* warehouse about 30 feet away :eek: :eek:

    So this has all helped make my mind up even more about the one I want. I put an offer in late on Saturday but they said I wouldn't hear anything until Monday. I don't think it will be accepted but hopefully we can then negotiate. I'm just hoping no-one else went to see it over the weekend and loved it too :o

    So after all the stress of the mortgage malarky, Mum has announced she is giving me (and my siblings) some money each as she wants us to have it now rather than when she's gone. I am so so grateful and this will mean, depending on the price I secure this (or a different property if I don't get this one) for, I should need a mortgage of roughly £60k :money: I may go a bit higher as I will need to buy lots as almost everything here is built in so will be staying (washing machine, fridge, dishwasher, oven, wardrobes, bed, blinds are built into velux windows).

    I've spoken to the mortgage broker today and she is starting to work on sorting out what I need, once I know tomorrow what's happening with the house then I can get that sorted properly. I also need to instruct solicitors now. I want one that can / will work fast :) Happy happy days!
