Hi Kirsty, I've been reading your diary for ages now and so excited for you about the new house! I hope it all goes well for you. I'm currently in the process of trying to sell my home and looking to buy a new build.
Problem for us is that they won't let us reserve a home until our current home is under offer
Our way of thinking is totally the same. I want to move now so I'm ready for when we do start a family. Like you it worried me about the fact the mortgage companies lend you less once you have a dependent.
I see you're doing help to buy. Is that the 20% government loan? That's what we are looking to do. It will help us a afford a 4 bedroom home in a decent area rather than having to move miles away. Have you thought about how you will pay the loan back? That's the one area I need to do more research...May 2015: £11685.56 / November 2017: £2076

I feel your pain with the reservation. I don't think I've caught up on the whole house saga on here fully and we originally wanted to reserve a newly released Barratt home but because we weren't SSTC, the only way we could do it was on their movemaker scheme (they agreed to pay our agents fees) but we pulled out when we realised the third bedroom wasn't big enough for a single bed and single wardrobe. By that time we had an offer on our house so it was all systems go for finding a new one, which happened within a week of accepting the offer on ours, but if we hadn't been SSTC we wouldn't have been able to go for this one.
Is yours on the market already? If not, get that done ASAP and fingers crossed all goes well for you
We are doing the 20% equity loan, which does scare me but I already have a spreadsheet sorted (locoblades on here if you haven't already got it) with mortgage overpayments planned. We make a small overpayment every month now, but that will increase when I finish paying debts and that's our master plan for paying off the Equity loan at the moment - overpay anything and everything as much as possible! We would have no chance of the house we are going for (like you, 4 bed in a nice area) without the help to buy scheme and I'm very disciplined with numbers and spreadsheets these days so I know I can make it work....OH is just along for the ride really as he leaves all the financial stuff to me :rotfl:

What a shame about the first place falling through. Is the one you're buying on the same development? The house we are hoping to buy is also a Barratt home. We put our flat up for sale last week but it's been a fight to get that far. Our current home is shared ownership so we have to go through our housing association to sell. It literally took like 6 weeks to get to the stage of advertising our flat for sale. Because it's shared ownership means we can only advertise on this one random website so hardly anyone knows it's for sale which is annoying.
Wow I admire how organised and disciplined you are. Overpaying on your mortgage is great. The old spend me would have just gone ahead with the purchase and worked about everything later but we are both going to sit down and work out how we can afford to repay it. My husband is the same! I do all the admin stuff but he does all the cooking

It's all for the best now as the new one we are buying isn't much different in price but has 4 bedrooms, is detached and has a detached garage with power so definitely the best decision we could make
OH really struggles with terraced or semi-detached houses as they don't really have them in NZ - he's used to living on a section of a acre with a single storey property and it was difficult to adjust when he first moved here, so he is thrilled that it's detached, although it's 3 storey so still different from NZ!
What a shame that you can only advertise on there, can you share the link on social media or anything to try and increase exposure? Hope it sells for you ASAP so you can get the house you are after
I've changed hugely in regards to spending money and repaying debt in the last 2 years, and it's very upsetting to not see the numbers falling quickly at the moment but it is nice to see the savings account rising a bit, which has not happened in....well, forever really!
Still waiting for the next bit of news on the houses! Our solicitor is a local one, chosen specifically because we had such a rubbish experience with our previous end of the phone conveyancer but I am more disappointed with this rather than the previous one, which is saying something! It's like getting blood from a stone getting any kind of response so wish me luck when I ring for an update at lunchtime :cool:

Oh wow! We would love a detached but ay out our price range so have to make do with a 3 floor terrace. It will be like a palace compared to a flat though!
The waiting is the worst isn't it. I'm terribly inpatient and constantly email or phone. They must find me so annoying. Dd you not go with the recommended solicitor for the development?
