Thanks, we are going to make that change and also booked a rics independent valuer for 2 weeks time so that we can have photos redone and re market at a Lower price if they agree (we are restricted to marketing at market value due to homebuy) and estate agent suggested £72.5k with a view to getting £69k as buyers would expect knock money off any price listed.

Would buyers really be that confused if there was a dryer in a bedroom? It is a flat so I would have thought it is safe to assume that any room that isn't a reception room is most probably a bedroom.This is a system account and does not represent a real person. That was our initial thoughts but at least if we put a bed in and clear some of the other stuff it will look better even if we end up keeping the dryer.

Price is too high for the location, the last sale recorded was #3 in 2011 for £55k. I can't see why prices in the NE will have moved up much since then.0

Having a look at the photos - I think less could be more and it will help with the new pictures.
Living room :
remove the piano - it takes up a lot of space and you don't need it to sell.
take away the rug from under the dining table
Don't have so many cushions - whilst the colours work - it's too much
Kitchen:
Remove drainer from sink
Spare room:
Remove items from room that are being stored.
Also, go on your estate agents website - how many flats do they have on their books? I made the mistake of putting my flat on with the best estate agent in the area - the issue was they had 30 flats on their books inlcluding an entire block of newbuild - guess which ones they pushed first.
When I moved agents - One agent said I really want your flat - as we currently have two on our books and a long list of people who want one, so I signed them up as a multi-agency. It sold with them in a week - on the first viewing!

Thanks, it will be a little difficult to get rid of the piano as I have regular weekly lessons which I can't give up without loosing my slot.
I have a feeling the £55k flat sold was sold at an undervalue to get rid quick which is fine but as we are on homebuy we cannot do this, will update the thread once we have our independent valuation done to let you know the value.
It's not an easy one as a flat in the opposite building sold for £75k in feb 15 but it did have fitted wardrobes etc. I will happily reduce the value if the valuer agrees
One of the reasons we chose the agent is that they were also selling the other one in our block and we thought it would look bad if the were 2 different boards outside although it's just a timing thing, we all bought new at similar ages and all probably want to move on at a similar time. Also there are not many agents where we are and these are re most popular and respected.
