House on market, no interest yet, feedback wanted :)

Hi

We have recently listed our flat in the market as we have found a house which we would like to offer on but can't until we have sold. Our flat has only been on 2 weeks however our next doors flat has been on for over a month and has not sold yet with the same agent, our neighbours is priced at £75k.

If anyone has any feedback on the property or price we would love any suggestions as we do not want the house we like to go. I can't post the link but our flat is £72.5k bb33bb.

Do you think it would be more beneficial for it to come up in searches at under £70k?

    Starting at £57.000 and going up to £73.000 not sure what you could do than lower it slightly but it may not generate loads more interest.
  • The photos are good, the property looks nice.

    I guess it's a question or price or patience. I would give it a few more weeks before knee-jerking into hefty price reductions.

    What does your agent say?

    Thanks for the replies, our agent indicated that they were still matching our property to potential matches last time we asked. When valuing they indicated that we would look to achieve £68k-£70k. Guess we're just more anxious with our neighbours not moving and having found a house we love :(

    I'm in same boat, but we've had our flat on for sale for nearly 5 months now and only 2 viewings. We've dropped the price three times. Other flats in same area are also not selling. In my area, houses are cheap so most first time buyers are moving from renting flats to buying houses, rather than buying flats.

    Oh no, looks like we could be in for a long wait.. It's probably similar in that respect where we are and unfortunately even though the properties rent well the returns after service charges are only 5-6% so investors don't seem interested either.

    If that is the one then the photos don't make it look very appealing - It looks very dark and small, all the lights are turned on even though it's daylight outside which makes me think it must be a very dark flat. Is it, or do the photos just make it look that way?

    It looks very well presented, but it seems to be very small, which may be putting some people off.

    Pic 8 - I assume that is the second bedroom - from the photo it looks as though there would not be space to open that sofa out into a sofa bed (if that is what it is) and the stuff leaning up on the right hand wall don't help - it might be worth trying to sore those bits elsewhere and 'dressing ' the room as a bedroom.

    The description of the flat is pretty bad "clever positioning of windows", etc - However, I doubt that the agent's inability to write good English is going to deter people from viewing!

    I would suggest that you reconsider whether you want it described as 'luxurious' in the opening paragraph. It is a nice enough flat, and well presented, but I don't think it could be classed as 'luxury'

    My only comment would be... the washing machine in the second bedroom(?) rings alarm bells about size of flat.

    Thanks, that is our flat, as you say the second bedroom is currently used as extra storage and a sofa bed when friends stay over. The appliance is a dryer not a washer. We did think about dressing it as a bedroom but kind of figured the flat wasn't going to appeal to a family so no real need but something for us to think about perhaps.

    Lights are on, it's not a dark flat without but didn't really think about that when the agent was taking the photos.

    At least there are points we can correct, we did ask the agent what we should change before pics as they didn't comment on the spare room :(
