The second bedroom is listed as a double but as it is it looks very cramped and I agree take the dryer out and set up as a second bedroom.
The photos make it look small and cramped especially with the second bedroom being used as a storage room.0 -
Ok, thanks I will definantly look to sort the spare room out and dress it accordingly. Just under on loosing the dryer as if then have maidens around the flat etc which would prob be worse for viewings. What if I had the dryer sort of built in with some storage units?
Do the other rooms also look small ad cramped?

I think the flat is what it is...yes you could dress the second bedroom or indeed spend money on making it more neutral but all of that will require time and money....whats the lowest or a more realistic figure you could afford to drop the price to....if it were me I would probably drop the price considering that an almost identical flat is also for sale in the same block....if a price drop doesnt generate interest and offers then it may be back to the scenario that people are waiting to make the house move rather than to a flat in your area that someone else mentioned earlier.
Ive looked at the other flats details...and that says its second floor,yours is top floor...are they on the same floor as I think I can only count 3 levels and to me that would be ground first and top....there could be people who like the security of something higher but also others who might be put off by a top floor being up a further set of stairs or be "in the eaves" with sloping restrictive head height...
Sometimes top floor comes with additional loft space etc,,,,does yours...if so make sure its mentioned as a selling pointfrugal October...£41.82 of £40 food shopping spend for the 2 of us!

It's a nice looking property inside and out but I'm afraid you will need to go back to school on the picture front.
You'll need to dress bedroom two and remove all the non bedroom items from there. The small TV on the wall bugs me a bit, it's like an annoying hotel one and that screams not enough space for a larger TV.
The pictures give it a bit of a studio feel about it so you should try and redo the pictures or drop the price0 -
There are 123 properties with at least 2 bedrooms within 1 mile of your postcode. Buyers will have a lot of choice!!!

You can get a 2 bed terrace round the corner for £55k!!

The main bedroom is 14 feet long which is a good length but looks small in the photo. Can you take another photo that shows it's length?
For viewings the 2nd bedroom really needs to show a bed and bit of storage (eg chest of drawers) and not really anything else. Have you anywhere to move things to?
Can you move the dryer into the hall?
Can you take some of the things - not furniture - out of the living room, like cushions, small mat, possibly mirror and other bits?
Plenty of people want small flats but they tend to be those who don't want a lot of stuff around; at the moment yours implies too small rather than "compact and bijou" (remember the advert?).
I realise that this may not be doable, and taking your personal stuff out of some of the rooms isn't how you want to live, but there isn't a lot and perhaps you could put some of it under the bed for viewings?0 -
Thanks for all the feedback, the agent do have a contact for a professional photographer to take pictures rather than the agent taking them so maybe I need to address the spare room and pay for the professional photography. It is difficult competing with the terraced houses but equally the area isn't fantastic so if you were looking around these streets a first time buyer may prefer a flat. Perhaps in another couple of weeks I could eat the improvements done and some better photos and reduce the price.

It's only a short distance from the rail station which runs into Manchester Bolton and Blackburn, I can't remember seeing that mentioned in the details? And it helps to sell a property too. I'd agree, as mentioned, a bedroom should be a bedroom.0
