    Your neighbours house was already on the market before you put yours on so did you question the agent why it was taking long(?) for the other one to sell? I dont actually think 2 weeks, nevermind 2 months is long!

    I personally would not have put mine on the market when the exact same flat is also up for sale.

    Your first bedroom (master?) looks very small, the bed looks smaller than a double bed, could the bed be turned and fit in the alcove bit on the wall?

    As mentioned earlier, the issue is the area and the property being a flat.

    The area is cheap enough for a first time couple to buy a house.

    The kind of buyers who would be looking for a flat/apartment are likely to want something a lot closer to Manchester City Centre.

    The bed is a full size double but is extremely tall which could be making it look smaller.

    We did ask the agent and they didn't give too much away. I know 2 weeks isn't a long time, we were just curious as have been told most of the interest in a property is when it is first listed.

    But a shame it doesn't add up for investors.

    The photos make all the rooms look really small and cramped, yet the measurements given in the description suggests they are actually a decent size. Get a better photographer!

    My area has a lot of competition for buyers too. I had 1 viewer the day the ad went live, and my house was then up for almost a month with no more viewers. Then I suddenly had a rush of views in one week and sold it :beer: Don't lose hope yet, it only takes one viewer to sell a house, it could be tomorrow or 2 mths time, no one knows.

    Thanks for all the feedback guys. We have also decided to get an independent valuation done from a surveyor to see what the flat is actually worth. We bought it on the homebuy scheme so have to market it for so long at market value. Getting a valuation will give us an idea of what we can drop the price to. Once we have this I hunk we'll sort the rooms out and get the professions photos done to show its actual size as it is quite decent and market it with a new price if possible.

    How did you arrive at that price? It's usually recommended to get about 3 agents in and take an average of their recommended prices - did you do that, or were you taken in by the one who claimed they could get more for your place than the others?

    I don't put much faith in zoopla estimates, and your block doesn't seem to have had much sale activity since (I'm guessing) it was built, but the average of the zoopla valuations comes to about £68k. You're somewhat above that, and in competition with a lot more bricks and mortar for your money than your place offers.

    Yes, there are a few things you could do with the photos to present the place a little better, but I think the price is the main issue here - as evidenced by the fact you're not even getting people in the door.

    OP please do keep us updated. I hope to see you get a buyer soon! I’m losing hope after having our flat for sale for 5 months now! Our first viewer came for a second viewing and wanted to buy it, but I believe he couldn’t get a mortgage. I feel we’re just chasing the market down with the price too, it’s very frustrating.

    Many buyers cannot get past what they see, so if you are selling it as a second bedroom - it should look like a second bedroom!

    Don't look at how you currently live in it, go through every room and ask 'Could this be a showhome'?

    When I sold my flat - I dressed every room. Cost me a couple of hundred pounds in Next Home, but looked very smart.
