    and to be honest the village is a bit too social housed.

    I suggest that you ditch the Range Rover and buy a smaller car. I am sure your neigbours wont mind you commandeering the guest parking.

    And the single mother unable to work as she is looking after her daughter with cerebral palsy wont have the misfortune as to live next door to such a snob as you

    You're loaded. Stop fretting over enjoying the fruits of your labours; if you want your life to be perfect, you're in for a long wait.

    Enjoy your new home, respect the rights of your neighbours to enjoy theirs and for goodness sake let your wife enjoy the prospect of moving in to a fantastic new home without you having a permanently furrowed brow. :)

    If I was one of your neighbours I would be pretty peeved that you had decided to commandeer a visitors space for yourself when they are there for the use of all. I wouldn't make an issue of it, but I'm sure some people would. I wouldn't buy a house that didn't satisfy my parking requirements.

    Are you paying over the odds? The fact it hasn't sold when others are already occupied and that they're offering incentives would indicate that it possibly is.

    If it's a new build then why isn't the garage big enough for your car?

    And maybe all the other houses will have cars that are too big for the garages too...

    Basically in a row there are about 12 houses. They are in pockets. Our pocket has 5 houses, each with a garage and driveway. There are 4 visitor parking spaces for that pocket. It certainly isn't a large estate with dozens of homes, it's 5 houses.

    We are not on the main road. There is a gravel road that runs parallel which serves our pocket with exits to the main road at either end. It is planned to put bollards between houses 2 and 3 thus creating a dead end. This allows houses 2 and 3 to park either side of the bollard at the front of the house (on the gravel road) and have a car in the drive and the garage (three max spaces)

    House 4 and 5 Which is us and next door will in theory have use of the 4 spaces. House three won't need it as they'll have three spaces.



    Gravel road ? That would put me off straight away , who is responsible for the upkeep?

    We each own the bit of gravel road outside the house. When the bollards go in, only my neighbour to the right will pass over the area I.e it won't be a thoroughfare for all and sundry

    I wonder, do you think it is worth asking the developer to sell me one space? No doubt it will help with the resale and cut out the arguments? As they are new builds, largely unregistered, it would involve redrawing the plan

    But you're already considering it to be overpriced. Why do you want to spend even MORE money? How would neighbours know it's your space if it's mixed in with the others?

    Explore the other option. Social housing isn't all bad (and fyi to previous commenters, £520,000 for a house in the SE doesn't make you "minted". It's the going rate in many parts of the region and it's not like having the cash in the bank. It's mortgaged).

    I really think you run the risk of falling out with your new neighbours. You don't have any more priority over parking on shared land than they do. You're not special, you're just another home owner. Sorry to say it, but it's just how it is.

    Because garages have got progressively smaller over the years, while cars have got bigger, as builders recognise that hardly anyone uses their garage to keep a car in.


    I've seen garages that you could barely get an old mini in, width or lengthwise, but, hey, the house has a garage.

    TBH 'visitor parking' is something I would associate with, say, blocks of flats not with a small development of £500k detacheds

    I'm buying a new build and my garage is plenty big enough... Seems like something you should check before committing to buy...
