    FWIW, in addition to the improvements suggested internally:-


    As a family home, I would be concerned about the ever changing neighbours - due to the quantity of flats e.g noise, neighbour friendliness and familiarity etc.

    From a practical POV, the primary school offerings are poor and they are not 'aspirational' from an OFSTED indication. The secondary options are a bit better, but still quite polarising imo.

    I don't think it's the price, but presentation and family prospects that let you down here.

    Oh but it does.

    It's easy to cast judgment on something that is a fantasy pipe-dream. When it becomes a reality to you, you'll start to see things differently.
