I forgot how bad the agent's photos were back then! They are worse than mine :)

that may well be true..but in essence the house hasnt really moved on since then either if your photos are new.....the bikes in the kitchen and the same bottle of washing up liquid on the side of the sink!!!!!!

There are so many historical pictures around of this house..ive now found the previous righmove ones but they actually date back to August 2012 and TBH they are actually better than the zoopla ones so anyone who is looking on line will have a large selection of images to choose from without actually needing to view the property in the flesh unless they are the serious buyers.

I dont as such see a progression to the house in 3 years which again would lead to to perhaps wonder if the only thing thats moved on is the price...sorry....

Even if the house was in the perfect area for me, those photos would not make want to arrange a viewing.

1 in 3 people have clicked through to the details from the search results. Does anyone know if thats typical, low or high?

From the 5 Agents that valued the property in early May, the average was £705k.

Been on the market for 3 weeks. Had 5 valuations between £650k and £750k! However, decided to advertise it myself and save some commission.

Approx had 4,500 page views across RM and FAP.

3 enquiries and 2 viewings (the viewings happened within first 3 days on the market).

Not sure if the conversion rate of 3 in 4500 is high, low or average, but your feedback welcome.

    Many thanks.

You're not 'selling it yourself' - you're selling it via a "Web based Estate Agent" ....

Your photos are absolutely dreadful. It looks as though you've made little or no effort to tidy it up.

    £700k? Not on your life.

Buy some proper bed sheets and make this look like a cared for 700k home rather than a student sleeping quarters lol

Also are you showing people round. I wouldn't see a vendor shown property as I like the neutrality of the agent

Remove the cornicing pics, de clutter that kitchen and add some light in. Stage the home!

Is there anywhere to move the (external) bin to? Or at least hide it in some way?

Some of the photos are wonky. Or is your house leaning to the right?

Get rid of the bikes in the kitchen and the black box. Put the table in front of the patio doors. Move the clutter off the draining board.

Pic 6 is awful. Is the house empty?

    Ditch the cornice photos.

Change the toilet lid to match the rest of the suite.

Make the beds - preferably with neutral, plain bedding.

Tidy the room in pic 11. Looks like the untidy lodger's room.

A pic of the shower is useless.

Take a pic looking back at the house from the bottom of the garden.

    Ditch the last picture.

Also, maybe borrow a better camera?

Dreadful photos. No wonder you've had little interest.

Even if it's in London and being sold for a ridiculous price, give potential house buyers some credit and present it well, with 700K at stake they won't look twice!

As others have said, stage the house and get some better photos!

1 - wheelie bin? move it out of the way. actually prefer photo 1 of the old zoopla
2 - adds nothing. if you must keep, then wash the entrance step clean
3 - remove coats, and get a straighter shot, this one seems crooked
4 - I can see the cornicing in photo 3, so get rid of this one
5 - where to start? going left to right ... remove tea towel; stage table in centre of dining area; remove bikes; remove recycling bin; remove fairy liquid and washing up, actually remove the rack as well so draining board is clear
6 - really bad photo, not sure what it is showing, remove the clutter and get a better photo
7 - different cornicing, not sure I need to see it
    8 - not too bad I guess
9 - for goodness sake, make the flippin' bed. Is that a dead plant in the foreground?
10 - I definitely don't need a photo of the ceiling rose with a really bad lampshade
11 - make bed; remove cable from chair and straighten throw on it; remove whatever is below window (towels on radiator?), declutter dressing table (are those drawers broken?)
12 - if you must have a photo of a shower, at least remove the bottles
13 - garden has grown well, in fact it's almost overgrown. Cut the grass, strim, prune a bush or two.
14 - unsure what room this is or what is is showing. If patio doors to garden, then open them and get the shot through

Missing photos of third and fourth bedroom

To be honest, the photos remind me of those taken of houses that are currently let, where the tenant hasn't co-operated with the estate agent taking the photos (and therefore haven't tidied up).
