Feedback please on Our House Sale

Been on the market for 3 weeks. Had 5 valuations between £650k and £750k! However, decided to advertise it myself and save some commission.

Approx had 4,500 page views across RM and FAP.

3 enquiries and 2 viewings (the viewings happened within first 3 days on the market).

Not sure if the conversion rate of 3 in 4500 is high, low or average, but your feedback welcome.

    Photo's need more light in some areas.

    Some rooms look clusttered (bikes in the kitchen - makes it feel like there is no room for storage, too many coats in the hall way - makes the hall look narrow)

    Other's look empty - but feel strange when contrasted to the more furnished.

    Lovely picture of the garden - i'd do more of these, sell the space.

    Need better lighting when highlighting original features

    To be honest an agent might not have done better, but things to consider if the views dry up.

    In all honesty, for almost 3/4 million, i wouldnt be considering that property.

    I think you're missing out on floor plans as a real requirement. I cannot tell the layout in the slightest from those photos.

    Nice plasterwork, but how about taking the bikes and recycling box outside, making the beds, and mowing the lawn?

    Sorry, i'm a bit tired and tetchy, but this is a 700 grand - you have to have pics of a house that people with that kind of budget aspire to...

    edit: pics of only 2 bedrooms.

    in other words, the basics are all wrong. If it is also over-priced (i havent checked the sales prices in your area) then you will have the full set...

    Why so many glory shots of the cornicing? I think you need less of those and more (and better) photos of the rooms themselves.
    What is picture 6 even of? is it the living/dining room?
    Picture 9 is bad, a rumpled bed that looks like it was photographed by someone peering round the door.
    I don't think the pictures are doing your house justice at all.

    ok - photos as follows:

    photo no. 1 - fine
    2 - adds nothing not shown in 1. Get rid
    3 - coats make it look untidy
    4 - adds nothing not shown in 3, and covered by the phrase 'period features'. Get rid
    5 - bikes in the corner, washing up in sink and recycling box make it look untidy
    6 - doesn't really show either room, other than the doorway between them, and junk in far corner makes it look untidy
    7 - adds nothing. Get rid
    8 - Fine, even if the loo seat doesn't match
    9 - might want to make the bed...?
    10 - adds nothing. Get rid
    11 - hmmm...well, it's a better photo than the other one of a bedroom
    12 - not quite sure what this is showing me.
    13 - garden looks nice
    14 - could try and fit in the whole room - you're selling houses, not patio doors.

    Floorplan - this looks like a photo of a floorplan, rather than a proper floorplan.

    Key features:

    - an 8 year old roof isn't really "new".
    - replace the words "transport links - " to 'walking distance of'
    - the sales pitch for your web-based EA appears before the sales pitch for your house.
    - it's almost twice the price of the 'recent sold prices' comparison.

    To me the pictures look a little to similar to a previous time it was marketed....

    potentially if as a buyer I could see similar photos rejigged I wouldnt always bother at going to look at the property...hence on line views not transferring into real time lookers

    I forgot how bad the agent's photos were back then! They are worse than mine :)

    Have a look at some properties on Rightmove in your area for the same price and then re-advertise you house.

    Who took the photos? You? If you want to use an on line agency then use someone that will come out and take professional photos using a wide lens cameras. The ones on Rightmove are really poor and give no idea of the rooms.

    Do some de-cluttering. A messy bed is really off putting.

    You have to 'stage a house' to sell, especially at this price. (which I suspect is the main problem although I really can't tell from the pictures!)
