    I would really take those photos again, and maybe get a professional house photographer to set the staging up, bring good lighting in and remove the clutter/dress the room for each photo. It may be well worth the money!

    That would be good advice if this were the 1990s.

    Houses are now bought online. People with this budget don't search for houses with a max-price of 695. In fact it's not possible.

    Listing at 695 is an excellent way for your house to be buried away on page 20, while houses listed at 700 will be near the top.

    I think you need to have a better look at how a search on rightmove works ;)

    No I don't.

    Feel free to elaborate though.

    Hint: check what the default 'order by' is in the drop-down menu on the results page.

    First thing that struck me was no postal area.
    I was born in London and I had to go and check exactly where Bowes Park is (it's N22 ) so if I as a Londoner (admittedly a South Londoner) struggled what chance buyers relocating ?

  • Garden is narrow, scruffy and has a crap right hand fence. Kitchen layout is odd, with the units scrunched up in one corner. Living room is bland. The whole house screams unkempt.

    £700k - not a chance in hell I'd buy that. Not when I could have this

    It looks like a student let. I know London prices are high and many people just gut the place as soon as they move in, but really. It needs dressing for sale. If you don't have the flair get a friend in to help out.
