    Call their bluff and pull out imo.

    There are also rules re selling to 'friends and family' that they should adhere too as well. May be a stick to beat them with if you are dead set on continuing.

    I'm sorry to say it and I know it's probably not what you want to hear as you say you really like this house, but I tend to agree with others. There's no point waiting in limbo until Saturday.

    Keep looking, get a few other viewings lined up and tell the EA you are looking. I wouldn't necessarily officially withdraw offer if you really like this house unless you're really good at playing poker.

    But look at it this way, if you find SMTP better whilst waiting for the, to decide who they want to sell to, you can withdraw then and you'll be happythisone didn't go through.

    If they come back to you before you find smth else, you can still proceed with it, but I'd be very wary of them changing their mind again.
    But if you don't look for smth else you could be stuck for weeks, if not months, waiting for them to see if they can complete the sale to this other buyer, missing out on other potential ideal properties.

    I've had a look to see what other properties are on the market but nothing in my price range that's on par with this one.
    I've heard a few whispers that there is a property due to come on the market soon so fingers crossed!

    I'm going to wait and see what happens at the weekend. Maybe, just maybe it will go in my favour but i'll definitely be keeping my eye out to see what else is coming on the market.

    I'll keep everyone posted on the outcome.

    A vendor can sell their house to anyone they want, for whatever price they want. There are no rules. Your plan will make the OP look rather stupid.

    EA rang this morning and the deal has been done, they managed to get a mortgage and they sold to the new guys. They didn't even give me the opportunity to increase my offer which they said they would.

    I feel a little embarrassed, i went a bit OTT on the phone to the EA. I asked again why they honoured another viewing after he said they wouldn't show the property after the offer was accepted, he replied simply because they were afraid they would pull it off the market, to which i replied they would still have to cough up EA fees but he just fobbed me off.

    So it's back to the drawing board for me.

    Thanks for all you're replies guys, I'm having an evening trawling through zoopla and right move again.

    I would also consider not entertaining the Estate Agents again either on principle.

    But the vendor is the main person at fault in this scenario. Why didn't they tell all their family the house was for sale at the outset and any family members got first refusal??

    I sympathise - because I came along in all innocence and put in my offer on current house and had it accepted and then friends of nearby A.N. Other tried to get it. I managed to buy the house anyway - but couldn't understand why these "friends" hadn't piped up at the outset and put their bid in...:cool:

    If "associated others" want a place then why don't they blimmin' get on in there and say "Mine - I'm having it" right at the outset - rather than us outsiders starting to buy a place and THEN these "associated others" start trying to interfere?
