I've heard a few whispers yesterday that the person viewing is actually an old friend of the vendor and not a family member. it looks like i'm either going to be in a bidding war or they are just going to sell to whoever the interested party is, whether they are a family member or friend.
I just hate the fact that he said that his estate agency stops showing properties after it's STC then the following morning allows another viewing, this is what's really got my goat up.0 -

Have you signed a contract with a solicitor or just appointed them. If you haven't signed a physical document there shouldn't be charges as usually contract only commences then unless you have asked them to start searches asap. If you only appointed them on the Friday and told them Monday doubt any costs incurred.0

Yes, heard from the twice today. the viewing went ahead last night and they offered asking price, The EA told me they would sell to them below asking price because of the connection they have but took asking as i was just below.Did you hear back from the EA?
If they cant get a mortgage the vendor will honour my offer and commit to selling the house to me. They cant meet with a financial advisor until the end of the week so I'm in limbo until Sat morning. So I'm they're fall back guy.
The agent said they were keen to sell to a first time buyer which I am, the person who has put the offer is not!
Basically i'm gutted as it was perfect for me and within my budget, but hey, i spose I'm not the first and not the last that this kind of thing happens to.
Oh, the solicitor said no fee! They seemed as shocked as i was when i told them, They had opened my file on Friday but asked that i would use them when something else comes up. which, of course i would.0 -
I wouldn't wait around 'in limbo'. I'd withdraw your offer formally and start looking at other houses. You really don't want to buy from these people!
Something else will come up soon, and I bet in a year from now you'll be saying 'Wow, wasn't it good I didn't end up getting that first place?'

Tell them your withdrawing, but they can come back to you if the sale falls through with the "relative"...but your offer is £10 less.0

OMG! That house would have to be super, super amazing for me to want to give my money to those people! Find something else. We lost the first house that we had an offer accepted on, thanks to a time waster seller but we complete next week on a house that is in a totally different league altogether so I am glad that happened to us.0

I'd leave the offere as it is and keep on looking. You never know there might be another better house coming on the market. I was in similar situation several years ago and was very cross with the estate agent at the time. But a week later I found a better house 10k cheaper.
If they come back to you, offer less. You'd be in a better position to negotiate.0
