Offer been accepted, advice needed...

I made an offer on a house yesterday, my offer was just below asking price and was accepted.
The estate agent told me that as soon as my offer had been accepted they wouldn't show it any more.
Today i had a call from the estate agent saying that a family member wants to view the property at the end of the week. I know it's a family member but i feel the estate agent should honour what he said about no more viewings and made that clear to the vendor. either way I think it's a done deal, the house won't be mine
I had to get a solicitor as soon as my offer was accepted so the house could then be marked as s.t.c, will i now have to pay solicitor fees or do you think they wouldn't have started the searches as it's only been 24hrs. I can't get hold of anyone untill Monday!!

Very much doubt the solicitor would charge you anything as they will almost certainly have done nothing at this stage.
If they do charge you anything then find a different one for your next purchase.0 -
I'd be surprised if they sell to the family member, having to pay EA fees when they didn't need to! They'd be better taking off the market and selling privately a few months later.
I'd be annoyed and retract my offer as the conditions have not been fulfilled by showing to someone else, no matter who it is.0 -

Thanks, I really like the property, although it needs a little work the location is awesome.
i know there is a huge amount of interest in the property locally so, although they said it's family member, in reality it could be anyone0 -
Was your offer accepted verbally only or in writting also?0

I don't the solicitor would charge anything as they wouldn't have start any work. Next time ask the EA to take the property off the market soon as your offer is accepted.

I fimd it strange that the family member had not been to look around the property before now. Especially before members of the public were shown round. But ultimately if that is what the vendor wants to do then it is out of the EAs control.
I am cynical but I would be wary. Like Mickygg said, if it were family why would they not take the house off the market for a few months to avoid the fees...or try to!! I really hope it all works out for you.
I would ring the EA on monday to remind them you are a serious buyer who needs to be kept informed asap of the vendors intension to progress with the sale. I would also sat you are willing to keep yoir offer on the table for 24 hours after which it will be retracted as you are a serious buyer and do not wish to be messed around. It would only be rude not to! I also doubt the solicitor would have started anything yet.0 -

This would only be necessary to avoid EA fees if the contract was 'sole selling rights' or 'ready, willing and able'. In this case, the vendor would need to keep the house for 2 years to sell without incurring the EA's fees.
For 'sole agency', the vendor has not signed away their rights to sell the property themselves to someone they already know.0 -
Cheers guys, I'll be ringing the solicitor in the morning.
I can't decide whether or not to tell the EA that my offer only stands until Tuesday, let the vendor decide if the sale is more important than the viewing. If she divides that she still wants it shown on Wed night I'll then know that a deal has already been done privately.0
