If you put a 'before 10am last and final offer' in and then got called at 5.59pm that day to be told they can't get hold of the vender for an answer so will have to wait until tomorrow, would you be tempted to pull out on principle ?

    Maybe many reasons, have patience.

Just a test, can you reply to this, want to see how long it takes?

If you emailed or texted it would have been even sooner. Since when did people other than terrorists or pedophiles negotiate critical business over a
    forum ?

I think you need to grow up.

The deadline for offers was simply - a deadline to submit offers.

If you apply for a job and the deadline for applications is 10 am Monday - are you threatening to withdraw your CV by 5pm that day ? No I thought not- exactly the same process applies- after all applications are in they are considered and shortlisted -and the next step decided upon .

To you the answer is important - to the vendor maybe not so much - they may own various houses, they may just think it is better to look at all offers over a matter of days - or even weeks, they may have other things they consider more important (and if they have several offers don't see the need to rush). It isn't all about what you want so stop stamping your foot -Think of it as good practice for the rest of the home buying process- which always takes longer than you'd hope). I'm guessing you are a FTB (at least I hope you are- otherwise you really are a hopeless case ! ;) )

I wouldn't pull out 'on principle' given that it seems it was only a deadline for offers, not a guarantee of selecting an offer. The EA works for the vendor at the end of the day, as frustrating as that may be for you as the potential buyer.

    Good luck with it.

Thanks, offer accepted, estate agent apologised for the delay. The EA said the seller was in hospital, all forgiven.

Oh fab that's great! Seller in hospital, well I think that's a viable excuse!
(Nothing fatal I hope? That'd really put the kibosh on things!)

Yeah, I don't know, just hope it's nothing too serious. Will try and make the sale as painless as possible for them now though.

For the record, I didn't stress the estate agent out at all, was really friendly and patient, only shared my concerns online. Was great they appreciated that a seller deserved a reasonably quick response after a last and final deadline.
