Last and final offer ... Then no news that day

    I'm in the same position, made an offer close to asking price yesterday around noon, not heard back yet. I'm taking it as a good sign as my previous lower offers on the same place came back rejected within minutes

    If they said the seller is considering options and will make a decision tomorrow, they need to sleep on it, I would understand. However to be told they couldn't find the seller, doesn't help build trust at all.

    There's lots of reasons - work commitments, family emergency or other family event, out of signal etc. I know how tense it can be (we did it the other week!) but unfortunately nothing can be done.


    I would rather enter into a house buying process knowing the seller had taken their time to consider all offers and situations, as it would suggest they are less likely to have a knee-jerk reaction down the line if anything comes up.

    Often people aren't available, even if they intended to be. Work or other commitments can get in the way. Or the vendor and the agents may simply have missed each other's calls (or there are joint sellers and they want to discuss between themselves). If a delay is predictable then it's nice to be told about it in advance, but I wouldn't read much into it.

    They haven't taken their time, they've failed to check their email or answer their phone or someone has lied about it

    Unless I hear a very good reason , they've lost all their brownie points from me that's for sure.

    I can often play cat and mouse with phone calls for a couple of days because one or the other person is on another call, in a meeting, away from their desk etc. Perhaps vendors don't have the ability to check email on the go, EA have made a typo (it happens!), EA is on other viewings or dealing with other clients. Lots of reasons.

    When we had an offer on our flat, the EA called me and left a message but I didn't get it as I didn't have a signal on my mobile so I would say there are genuine reasons someone cant be contacted. If you dont hear anything later today I would contact the EA again for an update

    Hope for your sake it's not in rural Devon.

    Here, it's quite normal for people in business to ignore calls, forget to ring back, not show up when arranged etc. They won't rip you off or do a bad job, but they do things on their terms, because they can.

    It's all part of that 'slow' culture people say they enjoy so much in the countryside. ;)

    We are talking about the last and final offers deadline day, you call the estate agent on that day if not you must be on deaths door.
