    Vendor's probably just got a job that means they can't easily take calls during the day. Relax!

    10am is the EA's deadline, not the vendors. That was most probably to give them a chance to process and make any further contact with interested parties.

    Unlike most people on this site. Selling/buying houses takes place in much calmer surroundings.


    I cannot understand the stress that people bring on themselves over a blinking house. Chill out, whatever will be, will be.


    If I was the seller I wouldn't want to do business with such an uptight and impatient buyer.

    Why are you putting deadlines in for no reason? Do you have a deadline being imposed on you by someone else?

    Wait 3-4 days then give them a call. And remember that estate agents are often utterly incompetent individuals.

    They might work somewhere you can't use your phone e.g. my friend works for the MOD and can't use his phone at work or a million other reasons.

    I won't be worried or pull out, its less than 24 hrs... They might be quite relaxed about the sell of the property especially if they know they will have several offers on the table they can consider and pick from.

    If there is something 'dodgy' that will come out in due course but there's not a lot anyone can do until the vendor gets in touch.

    Honestly - chill out. If you don't want the house then withdraw and move on, if you do want it then all you can do is wait.

    Unfortunately people have to fit house buying and selling into everyday life and sometimes other things are the priority.

    I think being a bit dramatic with death's door comment. If they have a few offers they maybe want time to go through them and their options.

    On the other hand OP, just keep acting like you are at the moment, and you'll get an answer soon enough....

    Only it probably won't be the one you want, and may also include the invitation to go forth and multiply...

    As a vendor I'd be thinking along the lines of is this potential purchaser is going to be a pain in the backside!

    I have been involved with buying and selling with best and final offers. When selling we had 8 offers all with differently proceedable sellers and different amounts, we took a couple of days to decide which was the best option.

    When buying it has been over 48 hours for a reply.
