Last and final offer ... Then no news that day

If you put a 'before 10am last and final offer' in and then got called at 5.59pm that day to be told they can't get hold of the vender for an answer so will have to wait until tomorrow, would you be tempted to pull out on principle ?

If you dont want the house then sure pull out, but I assume you want the house as you did make an offer so give them time! At least til end of day tomorrow.0

I'll give it a bit more time, as EA stated they can't get hold of vendors. If you like the house and they refuse your 'final offer' You can leave the offer to stand until you find another house. They might be willing to accept it at a later date.0

What principle? The vendor should reject your offer cos you're super flakey and apparently are likely to pull out with little reason.0

You will have to wait till tomorrow morning to do anything whatever you decide so why not wait till mid morning then call back?
If you really want that property then what's another few hours?0 -
The offers were put in by 10am - give the agents time to go through them to establish the buyers finance, proceedability etc to present to the vendor. Highest offer doesn't always win.0

And work out which buyer will use their mortgage brokers and recommended conveyancers....0 -
Not always. We were surprised recently when we had an offer accepted a couple of weeks ago and we weren't using their recommended services. We stressed in our offer that we had AIP, had appointed a solicitor and had a broker who we had worked with on previous sales. No issues. They just wanted to see proceedability.0

10am was their deadline for offers to be submitted. It doesn't imply anything about how long the vendor wishes to take to consider offers and reach a decision.0

We made a decision the next day as we wanted to sit down with the agent and go through the offers to ensure we made the right decision. We did turn down a higher offer as their timescale was too tight for us.
Take it as s sign that they are carefully considering the offers.Determined to save and not squander!

I would never feel forced into making a decision the same day. Chill out - it just does no good for this process to get so emotive.0
