    Talking of encouraging .... I sold my house in Cornwall to incomers :)

    I'm biased, but you can't go wrong with Pembrokeshire; compared with Cornwall say, prices are still relatively reasonable as we're so remote but the coastline knocks socks off most other places.
    You'll pay a premium for places like Tenby on the south coast, but I prefer the 'wild north' from St Davids right along to Cardigan (Ceredigion).

    One thing I'd urge you to do is not look at what you can afford, but to make a list of what you need from a new location.

    I'd also suggest that you should sell, rent, then buy - so you don't make a mistake.

    e.g. Cornwall - might look nice, but you can't buy things you need there, cost of living is high, public transport's rotten, roads are chocker with tourists when the weather's nice, nearest motorway is 90 miles away, access to good shops is non-existant/limited. No jobs unless you work in the public sector (and even then I bet there's a queue as long as your arm for them).

    You don't want to end up buying a house then finding out you haven't got your personal basics available just because you thought everywhere'd be the same as what you're used to.
  • Devon/Dorset border - there's a whole coastline of fossils that just fall out of the cliffs at Charmouth, next to Lyme Regis.

    Yes, this is the same seam of rock that also comes out at Whitby and my husband would love to live there (so would I); he has been a rockhound since he was a small boy, but the area is over budget. So is West Wales unfortunately.

    I agree with what you say, but need to mention that we don't need jobs as we are retired and are also used to living in the middle of nowhere and not being able to get things where we live in Spain, but don't particularly want to do it again.

    Budget at the absolute top would be £200k, although we'd prefer to pay less, so I know we can't afford areas we'd like to live in like the southwest and the Gower. We will be paying cash and don't want (and probably can't get) a mortgage, so there is no way we can go higher.

    But I'm sure there are still plenty of places we can afford! Thanks all for your input.

    In to-days Daily Express [p27 of our edition] under the title,
    Yes, you CAN afford to live beside the seaside
    it quotes Halifax figures for the most affordable locations as:
    Bridlington
    Lowestoft
    Great Yarmouth
    Scarborough
    Weston S M
    Southend O S
    Felixstowe
    Herne Bay
    Bexhill OS

    Dunno whether you can get the DE online other than by subscription but the only other gem of wisdom is that, according to Halifax, the average seaside house sells for £5,298 more than an inland house in the same county.

    I'm surprised that Whitby and further north aren't mentioned.

    No, but if you don't need to be anywhere specific but you want nice country that's near the coast and can't spend too much, I recommend Lincolnshire - the area around Market Rasen and coastwards of that towards cleethorpes.

    If you want somewhere hotter and have a certain amount of money, then you've still maybe got time to get into North Devon while it's cheaper (relatively) than the pure south coast. Also they say Herefordshire is the New Cotswolds, which I guess makes Wales the new West Wiltshire.

    Personally, I'd quite like the West Highlands, but that's my Gavin Maxwell obsession.

    Is that Middlesbrough or Easington -ish.

    I like Saltburn but agree that it isn't really busy. Maybe that's why I like it. Saltburn has a good mix of facilties and good road/rail links. Probably a lot cheaper than Whitby too.
