    Hi guys

    Thank you for the messages of advice and support.

    I feel really on edge. It's not this but the last couple of days haven't been great for other reasons, so last night topped it off.

    Thank you for the ear plugs recommendations.

    To answer other points, I've lived in 2 rented flats before. One in a quiet village with oap next door and other time a modern block where you'd occasionally hear thr couple downstairs arguing - nothing much.

    Thursday night I slept like a baby in my new memory foam bed. It was just last night where I couldn't tolerate it because I had to be up earlier than normal, had no plugs and had a heightened level of stress anyway.

    Yes I may have people round myself but I wouldn't blast it to thst level and i'm considerate.

    I may ask the people below him if they hear much.

    I guess occasional Friday OR Saturday Is ok, of course.

    But not every Friday and/or Saturday.

    And certainly not in the week, bar the occasional birthday party or something.

    I think those are my lines drawn.

    Talk to other neighbours, though presumably you did this anyway before making the decision to buy. What did they say at the time?

    Also talk to the noisy ones if it happens again - don't jump the gun aftr just one instance.

    And read your lease! What does it say about 'noise' 'night-time' 'nuisance' 'neighbours' etc......

    Are they also owner-occupiers, or tenants? If tenants try to find out (discretely) who the LL or agent is.

    I don't blame you for feeling on edge (if there's one thing guaranteed to drive me round the bend, it's being routinely woken up at night, and I have kicked lodgers out because of it), but at this early stage, I urge you, for the sake of your own sanity, to not consider 'your lines drawn'. It sounds like you're psychologically preparing yourself for war, when this has only happened once ever to your knowledge.

    I know it's easier said than done, but honestly, the best thing you can do for yourself right now is let this one time go (in a genuine way). Go and buy some earplugs, and then treat yourself to something you enjoy'll enjoy, and try to forget about it. If it keeps happening, then sure, you'll have to consider whether you want to say something or move, but that time hasn't come yet.

    No I didn't talk to neighbours. Viewed property twice in the day and it was quiet and no one seemed to be around - probably at work - not that I would have got an honest answer anyway.

    I have calmed down a little.

    Ordered plugs.

    Flat has been quiet in the day to day.

    Treating it as one off.

    let's see what tonight brings.

    Going to give it 3-4 weeks of monitoring

    Moving and other things have been stressful and caused anxiety so just a bit on edge at the mo

    I lived in a hostel that was on a main road.., very noisy traffic wise. I found it very difficult to sleep at times. Ear plugs didn't help much at all. If I knew what I know now (noisy dogs next door when owner is at work) I'd have just bought a pair of headphones and played soothing music I like. It makes a lot of difference.

    If the music is up until 10.30 or midnight, and not every weekend probably not worth complaining about (and probably cause more stress rather than reduce it). But if its regular and late.., I would at least try.

    If you are renting, at least you know that you can move eventually.

    I'm not renting and nor is he.
    The music started past midnight last night.
    He's been in the flat over a year and wonder if that's why previous owner move? But previous owner had been there a long time and at some point also acquired another property. This is pointless speculation so ill just stop.

    Just thought I'd update on the noise I encountered on my second night at the new place I bought.

    No problems since that Friday.

    I saw him today as I was leaving and he'd had a little chat. He said he sometimes has friends around and if noise was a problem (I hadn't brought it up), just to let him know. I mentioned hearing something and he was Suprised saying he'd thought I was out. He also has a couple of his children over a couple weekends he mentioned.

    I guess this settles it?

    Just a little wary as often this will occur and knowing it will be long term Is a bit disconcerting.

    As mentioned I've bought plugs and hopefully it's not every Friday and / or Saturday. Couple times a month I can handle at least I can now tell him as he Seems aware and could be accommodating. He seems to have told the previous vendor and other neighbour too. Wonder if he's told the poor people directly below him.
