The utility room needs to stay there as we have a dog who is addicted to mud, it's great being able to shower her down at the back door then take her into the laundry to dry her off.

Hopefully we'll be able to loose all of the front driveway/parking area, extend the existing hedge fully across the front and establish a garden there. A new single garage will go on the rear of the section, with additional parking for two cars, fingers crossed the planners will be happy with that solution.

it is possible to squeeze a shower in your downstair WC?

    Adv:
    1. Wash your dog easily.
    2. When you sell your house, you can advertise your existing formal dinning as bedroom and still claim it as 5 bed house.
    3. If you getting old and want to use dinning room as bedroom

Yes I think those are pretty good ideas, especially being able to use the dining room as a bedroom that never crossed my mind :o

It would all fit easily enough  The grey rectangle at the end is representing a 1400 x 700 shower tray which is probably not really deep enough, but you'd probably be able to fit one 1400 x 800 or even 1400 x 900 easily enough.
