you could make the current bathroom into an ensuite to the new master bedroom by moving the wall up slightly, therefore moving the corridor towards the master slightly higher. Then turning the bedroom directly above into the main bathroom, and then turn the extension into the master and an additional bedroom, but all would be a decent size.

What a cracking idea, that seems to balance out the four bedrooms a lot better than before

Is this what you had in mind

So I guess the drain will now need to be run along the left side of the house. Is there room?

It can be routed straight out the back of the house into the roof void of the rear extension then back into the rear of the garage without any hassle, thankfully the garage already has a toilet and laundry fitted to the rear so there's no need to worry about getting waste to the front of the property.

And the main bathroom door opens outwards - a no, no in my book

When we had our extension done we had to have the bathroom door opening outwards and wider, it's so you can get in easier if someone collapses in there I believe and for disabled access.

Sorry forgot to say ours is the downstairs bathroom, the others have got inward opening doors.

IMO the 4 bedroom version is good, 3 decent sized bedrooms and one smaller, but still reasonable considering most people expect a single smaller bedroom.

The 5 bedroom gives you 2 decent sized bedrooms, one slightly smaller, a smaller but reasonable and one definite "box" room.

I'd prefer the former - who needs two box rooms?

Yes they do, it wouldn't be a problem incorporating a shower to the rear of the WC.

    I like your pics?

What software/website are you using to design them?

    Thanks!

It's called Chief Architect, I've only been playing around with it for a couple of days but it seems to be fairly straightforward to use, I'm just trying to get my head around the roofing features at the moment.
