Am I dreaming, is this a 5 bed house ??

Right so I'm just finalising my layout for planning approval, should I squeeze in an extra bedroom or not :cool:

It should be pointed out that I most probably won't be building this second storey extension, but as I'm converting the current garage into living space and adding an extension on the rear I figured I might as well get approval for a second storey extension while I'm running through the process :beer:

I'm more interested on what prospective buyers would like to see on the planning approval, would the five bed version appeal to anyone out there, it certainly wouldn't appeal to me :o

I'd also welcome any tips on improving the layout ;)

    I'd rather have bigger bedrooms and less of them. Neither would appeal to me :o

    If you pulled the front of the wardrobe forward it could be accessed from the other adjoining bedroom as a shower room. Don't know how that would work measurement wise, metric means nothing to me.

    Yeah, sad but true, the original layout ie the lefthand side of the plan will be extremely difficult to change due to way the place has been built, there is a chimney and load bearing wall running through the middle of the original house.

    There is another toilet downstairs.

    In layout 1 the ensuite bathroom is only 143cms wide- so a shower room?

    In layout 2 3 bedrooms are sharing a bathroom which is just 6 foot in 1 direction?

    Have you tried planning the detailed bathroom layouts?

    What is the current layout and what part is extension?

    So the the moment you have 2 doubles and 1 large single with a very small bathroom. At less than 70cms the wardrobe is of not use at all- but they dont seem to add up to the same dimensions as the bedroom or picture 1?

    How long and wide is the extension?

    Everything on the left hand side is original, the offset section on the righthand side would be built above the existing garage.

    The ensuite would only really have room for a shower, it could be widened to accommodate a bath at the end but both bedrooms either side are lacking in space as it is.

    The original bathroom layout works just, it's shower over a bath which runs full width of the top section of the room, basin then toilet directly in front of the door.

    The wadrobe is 1697 x 2304, the font is awful I'll see if I can change it.

    Yep the current setup is as you describe.

    The extension is about 7500 x 4500 excluding the bay.
