  • I'm fine thanks, just really busy. It's the combination of working full time and then cramming lots of activities in as well.

In a typical week the girls have swimming x2, acrobatics, Rainbows, Brownies, Musical theatre.

I've also been investing a lot more time in friends, went out with an old school friend today. Yesterday met up with one of my mummy friends. Fri night took DD1 to the theatre.

Next weekend is equally busy, friend for coffee Saturday morning, theatre Sat afternoon, Sunday going trampolining followed by meeting a friend and her son, then a bowling party 5-6. It's so full on.

Three weeks to half term :j

  • Just been paid for Jan and my current account is up for £7500, there's lots of outgoings to come out around £1500 on mortgages, childcare, but even so looking forward to making an OP at the weekend.

Unsure how much to go for.

  • Have had a really expensive weekend, so thoughts of OPs have gone on the backburner. Went out with work on Friday night until 4.30 in the morning, I've not been out until that late in more than 10 years was fun though!

Went to the theatre on Saturday to see James and the Giant Peach, was excellent.

Today I went to Xscape at Castleford with my friend and our children. Spent £100 since Friday but included £40 filling up my car with petrol.

It's that time of year when my student house is up for rent again. Looking at it, it needs some serious investment.New kitchen, bathroom, new carpets/furniture. Sofa is 7 years old (and was second hand when I bought it.) All beds, bedroom furniture will be 6 this year. It's solid and useable and the current tenants have kept it immaculately clean by student standards but as my Mum said you could easily spend £30,000 on it to really make it lovely.

You've had a tough time with your separation so you deserve some fun, even if it means spending a bit of money. Good for you. No doubt there will be other weeks when you spend less and can think more about OPing.

We are in same situation with a rental house that needs some investment soon, especially new kitchen. Do you think you will replace any of them soon?

In 2010 we repainted throughout, all new furniture apart from the sofa which was in good condition. New white goods. New carpets and vinyl in bathrooms it was like a new house. Cost around £3000.

That kind of refurb would spruce it up again, but in reality it really needs a new kitchen and bathroom as well. Especially a new kitchen as the doors keep coming loose and the hinges keep needing tightening. Bathroom although ancient is a white suite with those white 4x4 tiles so inoffensive. Put a new toilet seat, bath panel, new taps last summer and that updated it no end. New wood flooring would probably finish it off.

I'm torn between Oping and spending money on the house.

I suppose the question is whether it will still rent without the improvements~I guess it would?

If you rent to students, they probably are less concerned about how new things are. Location is the main priority for them.

  • Well tonight I let my student house, to the fourth group in through the door. Really really pleased. I've achieved the going rate of £70 per person per week. Really chuffed.

Still in a dilemma about the kitchen, it needed replacing when I bought it and that was 9 years ago and still does. Also really need new front and back doors as they are rotten.

I'd also like a new bathroom as it's one of those split ones. Where the bath/shower/sink are in one room and then a toilet/sink in a separate room. I'd like to put a toilet in the main bathroom and also keep the separate toilet as it's really what four adult sharers expect. Unfortunately due to the pipes the only toilet which would work is one of those macerator ones.

  • Congrats on letting your house :). I've not been around much lately so 'm just trying to catch up with people. Last time I was here I think you were trying to decide between selling or extending... Things change so quickly! Again, congrats on the let :)
