Planes are pretty docile creatures really, you can mostly just leave them outside to their own devices.

Us too. Glorious. I think my new passiflora suffered in a frost a couple of weeks ago. I'm new to this. I couldn't work out why the new shoots suddenly wilted and 'dried out'.Everything that is supposed to be in heaven is already here on earth.

Just met with the landlord of the property I put the offer in (the one that wasn't on the market).
My offer (£10k below apparent valuation) was at the top end of the expectations of the vendor (Valuation was £270k, he was expecting £250-260k), but was never forwarded to him.
Result is that the tenant is unhappy, I'm unhappy and he's unhappy, on top of the fact I've possibly cost the agent a sale (he's now decided to look elsewhere).
The view of uselessness is backed by the neighbours, who have had to get personally involved in small issues being dealt with.
Vendor is upset that I don't want to continue now, however as the tenant has moved there's little point.💙💛 💔0
