    Hmm, not dissin' nikkisville but you might want to invest in a good steering lock and not be surprised to find it up on bricks with the alloys gone the next morning....

    Its really not that rough round here! Certainly not in my part of town.

    Us too. Glorious. I think my new passiflora suffered in a frost a couple of weeks ago. I'm new to this. I couldn't work out why the new shoots suddenly wilted and 'dried out'.

    Just met with the landlord of the property I put the offer in (the one that wasn't on the market).

    My offer (£10k below apparent valuation) was at the top end of the expectations of the vendor (Valuation was £270k, he was expecting £250-260k), but was never forwarded to him.

    Result is that the tenant is unhappy, I'm unhappy and he's unhappy, on top of the fact I've possibly cost the agent a sale (he's now decided to look elsewhere).

    The view of uselessness is backed by the neighbours, who have had to get personally involved in small issues being dealt with.

    Vendor is upset that I don't want to continue now, however as the tenant has moved there's little point.
