Might have to wait a bit :)

Do you have a fireplace/stove? If so, check what the tree is and if the wood is burnable, the first thing to do is build a log store for when you take it down... if you don't have a fireplace, but would use the wood outside in a firepit, do the same.

I've just had the bathroom done (just over 2 years after moving in) and have now had estimates for doing the rest of upstairs (2nd bathroom, which is less work; all bedroom radiators replaced, pipework and electrics done for both upstairs and downstairs, floors insulated, floorboards replaced, new skirting boards and each room decorated). I need to lie down.... no idea where the money will come from. And I need to have a really good clear out, as the amount of furniture moving will be significant.

One day I will have a kitchen... but I think that day is still a very long way off!
A fireplace is not on the cards for us, but a sensible idea for others. Even in winter we don't need heating and in summer, heck no! As for burning outside, we're next to a conservation forest, so it's not legal here. I'll mail you some wood ;)

Congratulations on the bathroom, we look forward to that too. Our list is similarly long and expensive. Each job seems to come in at around $10,000... and we don't even have the first jobs worth yet. Husband is taking a fortnight off soon, we're having another "adventure holiday ". The last "adventure holiday "was laying the front garden path, this one will be finishing the front wall, fixing the pointing and putting in garden edging. We know how to live it up here

Best of luck Burtha and Mardatha x

It's good to know someone else is in the same position Softstuff. I have no clue how other people seem to manage to get the whole house done so quickly.

Actually, I do. They do the superficial stuff and don't deal with the infrastructure. I have a friend whose house is beautifully decorated, but at some point she will have to deal with the fact that the hot water system and electrics need replacing. Which will un-decorate.

The problem is that doing the job properly is expensive. however, I only want to do it once.

Exactly my feelings. We could have slapped paint on the walls, popped some floor covering down and been done, but I'd like what we do to last, to be easier to maintain and to improve the long term cost effectiveness and efficiency of the house. I'm not one to redecorate as often as changing my knickers and follow my tastes rather than fashion (which seem to have changed very little in 20 years).

Also, some people don't care if gutters perpetually leak, not seeing that basic problems can turn into much larger ones in time.

And in the meantime, we're getting very used to our mattress on the front room floor!

Burtha & mar - hope the appointments give you some answers, will be thinking of you.

softstuff and greenbee - when I moved here nearly 2 years ago the house seemed fine, just some decoration. Ha, I was wrong - a new roof, new front door, couple of windows needing to be replaced, living room, hall, stairs and landing have had their walls and ceilings removed and replaced, 2 bathrooms replaced ...... I could go on!

We had a large tree removed from the back too, when I asked the neighbours if they had any objections they all said they would be glad to get the extra light. Ufortunately we didn't have a log burner then and gave the wood away - hindsight is a wonderful thing!

All that has been done at great cost but as you say, it only needs doing once and I don't intend to move again. The painter is coming to do the hall, stairs and landing on Thursday then I can get a stair carpet, went to look yesterday and it looks like the stripes are out, they can't match the stripes on the turn. Still, I have chosen another, the chap is coming to measure next week so I should be ready to order.

The only thing I really will need to think about is the kitchen but it's ok for now and I need to save up! The conservatory leaks but I don't use it much anyway, apart from to paint furniture so that too can wait.

Houses are money pits but this one does bring me a lot of pleasure.

Burtha & Mardatha sending positive vibes to both of you for your appointments.
Softstuff & Greenbee - makes me realise how lucky I am to have a DH with plumbing, electrical and bricklaying skills. He's saved us and our sons thousands over the years, bless him. Next year I'm hoping to revamp the kitchen. DS2 has accounts with a number of cabinet suppliers (he's a professional tiler) but even at trade prices its gonna cost :( There goes the kids inheritance lol!
Small victories - sometimes they are all you can hope for but sometimes they are all you need - be kinder than necessary, for everyone you meet is fighting some kind of battle
