    Toilet repair £140
    Tenant has been told toilet seat is her responsibility, which didn't go down too well.
    Tenant has also been told the shower won't be replaced I've given her one of the hoses you fit on the taps, this went down even less well.
    I pointed out the part of the lease that says she is responsible for all repairs.
    It seems she 'didn't bother to read it as it was so long'!!!!!

    Sorry if I'm missing something but if the repairs are the responsibility of the tennant why has it cost you another £140?

    So monna has gone 'over the water'? Do you need a passport?! Have a good time and be irresponsible, you deserve it.

    I'm on the countdown to the end of term, 3 1/2 days to go and not a moment too soon!

    I'm paying at the moment as it could be things that are worn out from being used by us when we were living there.
    The toilet seat was fine and is only a few months old hence I expect het to pay.

    Put the flags out at last I managed it got a load of washing dried outside. One shower curtain and a T-shirt still out as I washed the shower curtain after the other stuff. It's almost a year since I last managed to get some washing out. I could not believe there was no washing out this morning.

    I managed to get a load of washing pegged out both today and tomorrow so very pleased. Builder put up a small washing line outside the garage where it is covered so if I am desperate I can still hang some washing out even if it is raining. :j:j:j

    Elona My problem is there are 18 flats one 1 whirligig for all of us. Some put washing out very early in the morning or even late at night and do not bring them in until after 7pm. As it rains a lot in this area it's virtually impossible to get it out. I managed 3 times last year.

    How have you managed tomorrow already?

    Neither do I Hester it really pays to have an agent and not be contacted directly.

    Razzle Silvasava?? Razzle?

    Two respectable-ish, retired school teachers do not go on the razzle. They drink several gallons of coffee, they move to another eatery and partake of food usually forbidden to weightwatchers, they drink, (Pineapple juice and lemonade, you evil thinkers.) They move back to the co fee shop and drink coffee again, they talk solidly for 6 hours and they finish the day by staggering about the pavement, laughing like loonies and wiping rum and raisin ice cream off each other's chins.
    See? Prim and proper.

    Maggie. I would be tempted to take the dry washing down, put it somewhere and leave a note to say that you took in the dry washing before it rains. Then you can put yours out - and hope that it doesn't rain!

    FairyP. You sound so organised, I am very impressed.

    Hester. You have been more than fair with your tenants and if she didn't bother to read the lease before she signed it she deserves all she gets. How long is this lease for? I still think that you should get an agent.
