Advice needed over aggressive buyer

    Update: Our solicitors have had a word with his and asked him to back off. He has gone through to our agent despite all of this and asked to inspect our house 1 day before completion. Is there a reason he is so desperate to be in the house before we complete?
    Is there something I am not aware of? It almost seems like he wants to catch us out?

    We had him in for 2 viewings and then he was here with a team of people for 4 hours before exchange. We are going to say no as we don't want him anywhere near us and we will be manic trying to pack up our house, there is no way we are accommodating him amongst the chaos the day before we move!

    I am planning to take a lot of photographs with the newspaper in shot and take videos of the boiler and the appliances he has requested working in full. Can anyone think of anything else I can do to protect myself after exchange, something tells me he won't be going away.

    We asked to view for a final time before we exchanged, but that was under the advice of our solicitor as the condition on exchange is the condition you buy the property in.

    After the trouble he's given you I'd say no! One day won't make a difference if the purchase is going ahead anyway.

    Urgh. Awful person. I haven't read the whole thread... but when you leave, if he's the buyer, please, please, please hide smoked mackerel in various parts of the house (under floor boards, behind skirting etc) just for peace of mind that he's going to be paying for his rudeness.

    Exactly, we have allowed him here quite a few times, he has had a surveyor here as well as his own visits. I have no guilt he hasn't had enough time to look at what he is buying. 1 day before is strange, even my solicitors said it was a really odd request, no idea what game he is playing now!

    1 day before completion? tell him to sod off

    If you meant 1 day before exchange, then he holds a lot more leverage.

    Nope we exchanged a month or so ago. Completion is next week. We allowed him a lot of access in the lead up to exchange.

    I would make sure he stays out of your house. How very strange whats he going to be able to get sorted one day before completion? I understand some people might want another look between exchange and completion to measure up etc allowing them time to buy things ready for the move, but what can he do in a day that can't wait?

    I think the same as you, he is desperate to get in before exchange for some reason, would like to know what that is, perhaps he was planning to find a 'fault' and use it against you in some way.
  • You're assuming that he has a rational reason for wishing to come in one day before Completion.

    That may be a mistake. Maybe he just "wants it because he wants it", ie just because he (thinks) he can and to assert that he is Top Dog here.

    That may be what this is about and all this is about, ie just to be blo*dy-minded and not for any real reason at all.

    Though, of course, he might be planning on last minute "fault finding".

    Either way = say no.

    Just say no, you've exchanged so there's no reason for it. Even if he hadn't been so aggressive I'd say no .... You've got enough to do the day before you move esp with a baby to look after. Stand your ground and don't let it worry you.

    When is completion anyway? I hope it's soon as I really want this all to be over for you
