Thanks for the reply, and yes with the budget its not much and it has three bedrooms childrne dont have to share and lovely garden to play in and a very large open fields near by, just the feedback i have been getting about this area Hemmingwell that tends to bother me ALOT now!!0

i have always lived in northampton, it is a good town im currently selling my home in abington, i live very close to abington park (which is a good location)..im my opinion my favourite area is abington vale, im selling up to move there although it seems to be very popular, not many houses for sale there..hunsbury is nice but secioned off from town by lots of dual carrigeways etc, and you would need a car to get everywhere..
i have studied the town, and lived in a few areas and would love to live in: abington vale, weston favell village/westone, parklands, some parts of kingthorpe..
im personally not keen on wellingborough, it has good train services, but the town to me seems 10 years behind...
the east side of northampton is mainly council owned, built for the london overspill in the 70's i think.0 -

i have to disagree with comments about money not being spent on wellingborough - i can see with the talk of the new town centre being behind eastfield road which is quite close to hemmingwell (and all the surrounding developments)wellingborough indeed being up and coming. would u consider a shared ownership property..??? with all the new developments there r lots coming on the market - or there is a property with a guide price of 95k on eastfield road that might be worth looking at.olympic challenge starting 7/1/07:j0

Hemmingwell is not the best area of town and some areas of it are better than others (but I'm afraid I don't know it well enough).
Northampton is more expensive than wellingborough so I'm guessing your budget is going to put you into areas as, if not worse.
As for secondary schools, Hatton is within walking distance of Hemmingwell. We weren't impressed but a lot can happen in 2 years and I believe they are due an ofsted anytime which is bound to give them a kick up the backside. I know lots of people whose children are there and who are perfectly happy with the school (as well as those that aren't happy with the school we've chosen). Of the 60 children in my daughter's school, approx 20 went elsewhere which means that 40 chose it so it can't be all bad. If we'd been allocated Hatton, then I have no doubt that my daughter would have survived and been educated perfectly adequately.
I think that, if you've seen a house on Hemmingwell that you like the look of and in your price range then you need to give it serious consideration. just spoke to my 18 year old daughter who has loads of friends up the hemmingwell and she says - just her personnal opinion - there are four lanes on the hemmingwell that you wouldnt want to live are fulmar, gillimot, kestrel or gannet - they r at the bottom of the estate and tend to have the most trouble. If she was to pick a road to live on it would be nightingale shearwater osprey on sandpiper - hope this helps but remember this is only an 18 year olds personnal opionion and not meant to cause offence to anyone living on the first lanes mentionedolympic challenge starting 7/1/07:j0

Thanks for giving me some hope for this property, the house is not on any of the above mentioned bad streets and i have heard of these streets been the rough areas !! many many thanks to you,0 -
as i said on a previous post im moving on monday to a little place in york but if u wanted to come round before then so u could get a view of the place in the evening etc - i have had bad n good in boro - primary schools excellent *biased cos i worked there) secondaries that my middle child achieved brilliantly but didnt suit eldest n youngest but im not that far (10 min walk) from where u want to move to.
