Hello, I live 5mins outside Wellingborough, 15 mins outside northampton.

I agree that most of wellingborough is to be avoided, but there are some nice areas, and the schools are quite good, lots of jobs etc. If you are thinking of wellingborough, let me know where abouts and I will tell you if it would be somewhere that I would move to!!!!

In my opinion, most of the villages around northampton and wellingborough are still climbing up in value/ have very little crime/ and still have a good community feel. The roads and transport in the area is good, so unless you NEED to be based in a town, I would look at the villages first. Again, if you see anything and want to check it out - let me know where.

Im no expert, but have lived in the wellingborough area all my life. If you want to post the right-move details that would help!!!

Hope this helps in some way.

I'd say Northampton is about as up and coming as any of the towns in the East Midlands but no more so. The town centre is struggling to hold its own against the out of town retail parks but there's still a good selection of shops.

There's a lot of houses in the pipeline for Northampton and the wider South Midlands region so with supply expanding I'd be surprised if it doesn't hold down prices somewhat.

Jobs-wise unemployment in the area is very low but a lot of the jobs aren't that highly skilled or well paid, it's not like the South East.

In many respects it's like any town, there's nice areas, up coming areas and more than a few over priced areas.

Hemmingwell, Wellingborough. Not the nicest of areas, but not the worst, and better than it used to be.
Hurrah, now I have more thankings than postings, cheers everyone!

  • does anyone know if Northampton is an up coming area to buy a house ? dont want to buy in the worng area nd they say location location location a key priority when buying as house prices may not always rise in a bad area !Any info on the northampton, wellingborough areas ??

Moved up from Surrey 20 years ago and although I don't particularly like the area the house prices here are well below the national average. I live in Irthlingborough - 3 miles from Wellingborough in a 4 bed detached with study and garage and would only get £165k if I sold it.

Wellingborough is rough. I choose Northampton OR Corby over wellingborough. There's some niceish parts of northampton, but some are rough too.

There's been a few rapes at the racecourse.

The villages are lovely generally. I live in Brixworth. Very nice vilalge 10 minutes from Northampton, wellingborough, Kettering and Market harborough. We've got loads of parks, facilities, clubs, countryside, bridelways, walks etc etc.

Regarding Corby, people like to slag it off. It is a but rough in places, but is most definitely on the up.

Prices have always been cheaper in COrby and Kettering, so it's recently been appealing to outpriced people from elsewhere. Loads of new houses have been built and the smal scum element is being diluted.

New olympic swimming pool being built, new train station being built, lots of investment. Maybe the best investment town in the county IMO.

    Where2start,

Have you visited Northampton or Wellingborough? I think it might be worth it just to give you an idea of the place. I have been advised by my mortgage advisor (at the bank) to avoid the Queensway area of Wellingborough (apparently its not that nice). She also mentioned a couple of other areas of Wellingborough to avoid as well but I cannot think of them at the moment.

IMO you get more house for your money in Wellingborough then you do in Northampton but thats just my opinion.

    Regards,
    FatJock
