Yes Ash, you are correct, that's the one. Exactly same...apart from they ate into their garage to make new Utility and extended kitchen further through into original utility.0

Spot on Jaylee.....pics again methinks.
As said....they've got no garage now though0 -
REALLY irritates me because my house is so much nicer though as you said must be pics. My bathrooms have amazing showers (extension one is brand new never been used)0

I'd advise you to take it off the market, take at least some of the advice you have been given, get a new EA (have a look at the offerings photo wise from EA's in your area on RM), and get back on the market in time for spring. You are now at the stage where people looking at the RM listing will be saying to themselves - the property has been on the market for over a year - what's wrong with it?
I suggest you dress the rooms with a bit of colour. Other observations:
Pic 1 - take without the car, and make sure all the curtains are evenly open - looks a mish mash atm
Kitchen - as has been said - nice and smart but looks dark. This should be fixed with a better photographer. Also a bright tea towel and maybe a kettle on the worktop
Bedroom with double bed - this looks like a small room, again a better photographer can make the room more attractive and less blurry. Also a coloured cushion on the bed and maybe a matching runner.
Bathroom photos - again need better photos, really not showing the rooms to their advantage. Some fluffy towels would make the rooms look more attractive
Living room - yet again need better photos. Footstool makes the room look cluttered. Blue throw doesn't really match. A light throw over the back of the main part of the sofa would look better and lift the dark colour.
Empty bedroom - put a nicely dressed single bed in there with a bedside table. Rooms can actually look bigger with furniture in
Other bedroom with double bed in - pillows on both sides, a bright cushion and runner and a better photo.
Back garden - why is the photo mainly of the fence rather than the space? Some tubs of seasonal flowers would brighten it up. Small table and chairs will help sell a lifestyle.
I think this is a property that people could just move into but the photos dont do it any favours at all. A floorplan is also a must for a 4 bed house.
GL with your sale.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

For some reason, after 15-20 viewings, not a single offer. We've lowered price and house round corner sold in 2 months for £10k more!
Although there are improvements to the sales literature that could be made as suggestions above, it would worry me that you've had so many viewings without a result.
Did you get any honest feedback from those potential buyers?0 -
The property description must be clear on whether the PV panels are leased.0

Hi, I do like your house but as previous posters, the pics are not good enough. My points are:
Can't see how your kitchen/diner is situated, as the pics are of the kitchen alone
Need much better pics of both bathrooms with the showers in particular, if you feel they will help sell the house
Front room needs more pictures and aspect to the front
Would like pic of the cul de sac rather than view from window
Hide the wires as has been said
Need pics of garage and how they access it from inside
Better back garden pics to make the most of your space.
I think you have a lovely house, but no floor plan means you can't really envisage it. Good luck, hope it sells soon for you.0 -

Blimey, it's the same size? (Apart from the converted garage?) The other one DOES looks a lot bigger. Like 50% bigger inside.
Maybe you could use their estate agent? Get them to take some pics like theirs?
Good luck anyway. I think once you have jazzed it up a bit, and got some better pics done, it will sell. I mean, it's a nice design, the price is OK, the area looks OK, and it's a 4 bed detached, so it should sell really......

Again, thanks all for advice, will be taking it ALL onboard.
Mojisola: I can only take people by what they say in life. 75% have been positive, some for second views but in the end it seemed small things changed people's minds for whatever reason. There honestly has been little negative issues related to me other than 'area', 'layout', 'garden too small for family with lots of kids.' That's all I have. If people are positive but actually feel something else they are, unfortunately, not telling me.
I think I will be taking advice and taking it off the market, change things and put back on in spring.

Perhaps it would be worth investing in the services of a professional photographer.0
