** UPDATE JAN 2016: Hi All, just wanted to say thanks for all the constructive advice given to me. I took it off the market, spent a long time fixing everything, doing it up and having trees cut etc. When it went back on the market it sold within a week! Just says it all really. Many thanks to all who contributed.

I never thought I would be in this position so I will look at any advice given tbh!
I've lived in a nice 3Bed detached for >10years. Built a new house so time to sell. We've extended it so it's 4Bed, 2bath. Well kept, really modern, new kitchen the lot, everything really. Only two downsides, honestly, are two things I cannot do anything about 1) V nice neighbour nextdoor who just likes 'odd' cars 2) an 'open' area on the other side (i.e. walkway).
We didn't see either as a problem and we've lived happily there for a long long time. For some reason, after 15-20 viewings, not a single offer. We've lowered price and house round corner sold in 2 months for £10k more!
I'm stumped. If it's the open area, what do you do? How do you convince people it's really not the issue they envisage? I've tried but no one seems to buy the reassurance given. Everyone has a 'path' outside their house and it's no different. I really don't know what to do/say any more. It's been on over a year now and I'm panicking. EE has no clues at all..

Your house looks in good order, the photos are a little dark.
These are the thing that would put me off, just my opinion.
No floorplan on the listing
I hate solar panels on roofs
I don't like brown skirting boards, makes the room look small
I can't comment on the price as I don't know the area, but having said that everything sells if it's priced right.
have you had feedback from your EA, after 15 viewings you should have one offer even if it's a low one!0 -
No floor plan, lousy pics, seem to have same tiles in kitchen and one of the bathrooms, kitchen looks small for a kitchen/diner, retake photos, you need one of the front of the house sans car, you need one of the back looking at the house from the back garden.
And that's just from a quick scan.

To add. What are the wires hanging out the wall in a bedroom, more detail on the solar panels,
Pic with someone's head in, take the footstool thing out of living room. In the details says you have a utility room but no pics, says garage all fancy and shiny new stuff but again no pic63 mortgage payments to go.

First of all.... It looks like a very nice house. Although empty houses do not sell well. Not every buyer can imagine their own things there, so you need to dress the rooms appropriately.
Solar panels put buyers off. Have you done a scheme which leases your roof, you will have trouble when conveyancing.
The kitchen and bedroom one look too bare.
The picture of the stairs and landing is useless. It actually makes that area look small!
Bedroom 1 looks very narrow and all of the wires are hanging out of the wall unattractively. I think it would look better with a TV there, than it does without it.
Although to me, the kitchen is putting me off. There is nothing there at all and the spotlights and downlighters with the dark wood makes it look very dark.
You need a floorplan on your advert.

1) Fair enough, can be fixed:)
2) Can't be fixed:( Apart from looks, which I can understand, I would've thought 50% free energy would attract?
3) Fair enough, 'can' be re-painted
4) I can only go on what's sold round here. Was up at £169 originally, put down to £155 and then one round corner (exactly same layout) sold for £169!!
5) Nope, zilchio. Well, to be fair, nothing that helpful....just giving info like...they didn't like layout, didn't like garden etc. Most people have been VERY positive which is why I'm so so stumped. At least 4 couples have sounded like they wanted to bite my arm off there and then and then I've never heard from them again:( Lost

Thanks v much for feedback. I think I can sort most of those. The tiles are real solid marble....thought that was a good thing? Only a border in bathroom.
Hear what you say about wires etc. It's hard to tidy because, if I did (say cut them) then the would-be purchaser would have lost the 'attached' wires (i.e they're for speakers etc). Maybe there's something I can do:)
I hear you on the 'not everyone can see an 'empty' room' thing. I mentioned this to the EE and they said it was 'better' as you get full idea of room size. Hard to know what to do for the better.
Hear you on the pictures, will get something done about it.

Who do the solar panels belong to because leased roof space is a really big no no as far as I am concerned.
Do you actually know the one round the corner sold for asking price or did they take an offer?
Could you get some information about this vacant space to give to buyers to show there isn't a problem with it.
Could you chat to your neighbour and get him to clear up a bit?0 -
Sorry, the pics are making it look very unappealing.
The kitchen looks a bit odd - maybe it's the way the pics are taken, (same picture twice, why?) then there's a weird picture of the french doors and a random kitchen unit. :huh: Then the first bedroom looks very small and poky. Also the bathroom with the avocado sink looks tiny, the lounge with the brown suite looks lacklustre and bland, the picture of the landing with a few doors showing, (and someone's head?!) looks a bit odd. :huh: Also, the bedrooms look narrow and bland, and they are badly shot pictures of the rooms in general, and the garden looks bland and drab like you don't care about it.
I am sure your house is OK, but the pictures are doing it no favours.
I would change your E.A. and get some better pictures done! But also, the place just looks bland and lacklustre. There needs to be more colour and life, and some stuff redone/rearranged.
