So does anyone know if this is true? That a tradesman will take longer to come to a property if the property isn't the person's private residence?
Also, my room mate is saying that we shouldn't make a fuss because when we try to rent another place, the LL will give bad referencing and make it difficult for us to find another place. I don't know what to do if that is he is being dodgy because finding a decent place can be difficult.0 -
It's a matter of what is unreasonable and you have to show and prove unreasonableness. My advice....notice to quit and move on. Cheaper option too.0

It's utter bollox. Why would a tradesman take longer to come out to a rental property than an owner-occupier's property? It's not a nice situation to be in. Your LL sounds like an unpleasant wee man. Just try and have minimal contact with him and leave at the end of your fixed term. Not all LLs are bad so hopefully next time you'll get some one nicer and more professional.0 -
There was no hot water so he sent an engineer down. He said to call him when he was here so I did. He told me not to tell him anything and to keep my mouth shut. He then said to tell the engineer that he (the LL) was my husband (I was really taken aback by this) and when I asked why, he said "For god's sake women, just do as I say". He then hung up on me, and later told my room mate the whole husband thing was because it'll take longer for the engineer to come if it's not his main property or something. He said all this in a threatening voice, so I got really angry at that.

This is what i would do.
write an email / followed by a letter.
Dear Scumbag,
Never contact or speak to me like that again. I am a tenant, not your wife.
This conversation clearly means you dont have:
1: Permission to let
2: LL insurance
3: declare your income to HMRC
4: - any other clause (such as HMO licencing, etc)
You are to not approach my property, nor try to gain access. I will report any more of this conduct to the police as i consider it to be harassment.
You may write and post a letter, as is standard, for any requirements of the house.

To the OP - Guest101 has a long and distinguished history of giving duff advice on here, backed up by legal 'guidance' that is at best misplaced and irrelevant and at worst (and more commonly) completely wrong.
You have no way of knowing for sure that some of the points he's advising you to accuse your LL of are true. There's no point initiating another confrontation with a clearly unpleasant bloke
You're not going to be able to sue the landlord for libel or slander if he gives you a bad reference either, this is more of guest101s pie in the sky, made up as he goes along legal advice.
Do as other posters have suggested - have as little to do with him until you can give notice and find somewhere else.0 -
I wasn't giving an exhaustive list of what constitutes harassment I was just providing some examples.
Someone who continually bombards you with calls and emails whether they're your landlord, an ex, whoever is harassing you and you should not respond to their calls, texts and emails. As m0bov says, block the phone number and divert all their emails to the junk folder.
