I'd just be concerned about what else the LL was trying to cut corners with. I also wouldn't want to hand over my hard earned cash to someone who spoke to me like that.0

Exactly, so I don't like this LL at all. Even from day one, he was rude. I just hope this is the last I hear of him till I leave, provided nothing else needs fixing in the house. I don't want any problems.0 -
This is what i would do.
write an email / followed by a letter.
Dear Scumbag,
Never contact or speak to me like that again. I am a tenant, not your wife.
This conversation clearly means you dont have:
1: Permission to let
2: LL insurance
3: declare your income to HMRC
4: - any other clause (such as HMO licencing, etc)
You are to not approach my property, nor try to gain access. I will report any more of this conduct to the police as i consider it to be harassment.
You may write and post a letter, as is standard, for any requirements of the house.

- keep a log & evidence of anything landlord does. Report to Police: They may need reminding it is a CRIMINAL offence... Landlords have (& sometimes should) gone to jail for it.
The legal definition of harassment is, for once, quite clear..

There was no hot water so he sent an engineer down. He said to call him when he was here so I did. He told me not to tell him anything and to keep my mouth shut. He then said to tell the engineer that he (the LL) was my husband (I was really taken aback by this) and when I asked why, he said "For god's sake women, just do as I say". He then hung up on me, and later told my room mate the whole husband thing was because it'll take longer for the engineer to come if it's not his main property or something. He said all this in a threatening voice, so I got really angry at that.
There's an obvious query arising there then, if he wants the world to think he's your husband.

I was absolutely disgusted when he said the husand thing.
I am very new to this whole housing buisness. What's the HMRC? If he isn't declaring rental income, how would that affect me?0 -
Her Majesty's a Revenue & Customs it's where all our taxes go, it's nothing to do with housing. If someone isn't declaring all their income it effects everyone.0

Oh, I see. I have no idea if he is or not. But I went through an agency to get this flat. Wouldn't the agency have confirmed all this was done and he's doing everything right?0 -

That's the funniest thing I've heard this month.
For all the hoops you have to jump through as a tenant there are no checks done on the landlord whatsoever, not even a check to ensure the landlord has permission from the mortgagee to let the property.0 -

Really? Oh wow... So they don't get in trouble for representing a LL who doesn't have all his checks? I thought that they would have...
And here I was thinking about contacting the agency to find out if he does have all his checks... :embarasse0
