    Hi Amy... oh dear, sounds like a bad omen if they can't do this stuff before you move in!! Totally up to the LL (I'm a LL and would never do that). Be careful that you're not going to be liable for anything if you do decide to move out (i know you've not even moved in yet!).

    Been a bit of a lurker on here since Christmas and it's high time I have something back!
    Morribobs foxs golden crunch creams and jam n cream worked fine at 10am this morning giving both match and more points.
    C and C today for toilet rolls worked fine v T at 11am.
    On receipt AvT 2 litres asda chosen by you thick bleach lemon flavour £1.55/£1.00. Rubbish at maths so can't quite work out apg

    Please insist on an inventory being done and document what work you are doing to the new property before you actually move in...take loads of pictures and get the letting agent to countersign it all to ensure that you get a true reflection of how it was before and after...


    A letting agent has plenty of contacts and a carpet cleaning contractor would certainly be one of those...it took 2 days to get the quote I needed so it seems as if either the LA or LL is stringing you along...
    it sounds to me as if there may be a dispute between the previous tenant and the LL over a deposit deduction for cleaning...its worth remembering that the LL is probably able to claim carpet cleaning if it was in the contract so will be able to eventually reclaim the money from the deposit.....


    I hope all goes well for you during the move...but remember to take pictures of everything that you need to fix ...i know that ultimately you are doing this for your benefit and piece of mind with baby so close....but really the LL ought to be taking a bit more of an active interest IMO.....if you are having problems this early on in the tenancy then it may not bode too well if other things need attention later on

    I got into the whole LL thing after my mum died and renovated the family house which we now rent out then last year we bought a flat and last week our offer was accepted on another flat so thats going through...


    What started as a very reluctant thing purely because I couldnt bear to part with the family home has turned out rather addictive...but I think thats the end for a while,its a bit like children...you know when you have enough to handle!!

    Not sure what you mean about the charge sheet?

    When someone is charged, the charge/s is read out to them, then they are asked to sign the charge sheet. Obviously they can refuse to sign, but that doesn't make any difference, as they are still charged.

    It wouldn't be right of me to comment on anything else, but in terms of the process, there doesn't seem to be anything amiss unless there is something else you haven't mentioned?

    when i say charge sheet i mean the evidence against him

    dont know too much about what went on with his solicitor but its taken over 2 years to come to court

    he was told yesterday to plead guilty to both charges ( he was already pleading guilty to one charge) and they will let his partner go (which she was pleading not guilty to) or they will get her sent down for the one charge (because she was in the house) for 2 years and cause she has 2 kids
    his solicitor said he went up in his opinion as his solicitor said he has fallen on the sword because theyve used her as a pawn

    the day they raided his house he wasnt in as i was working with him on a refurb and as we got back they just arrested him and told me to !!!! off as it doesnt concern me.(which shocked me at the time and was there exact works)
    the front door was open and they still took it off its hinges

    hey ho hope the judge looks favourably at him as i thought he would have been given a fair trial which as a country we are meant to be given. I think thats what has hurt so much
