Please insist on an inventory being done and document what work you are doing to the new property before you actually move in...take loads of pictures and get the letting agent to countersign it all to ensure that you get a true reflection of how it was before and after...
A letting agent has plenty of contacts and a carpet cleaning contractor would certainly be one of those...it took 2 days to get the quote I needed so it seems as if either the LA or LL is stringing you along...
it sounds to me as if there may be a dispute between the previous tenant and the LL over a deposit deduction for cleaning...its worth remembering that the LL is probably able to claim carpet cleaning if it was in the contract so will be able to eventually reclaim the money from the deposit.....
I hope all goes well for you during the move...but remember to take pictures of everything that you need to fix ...i know that ultimately you are doing this for your benefit and piece of mind with baby so close....but really the LL ought to be taking a bit more of an active interest IMO.....if you are having problems this early on in the tenancy then it may not bode too well if other things need attention later on
(I'll climb off my soapbox now and take my LL hat off....and return to just being a member of the elite)
You are so right about all of this, and these are all points I have put across to the LA. The previous tenants were a company, so there isn't even a deposit protection company that the LL/LA would have to work with on the deductions - I just don't get the delay.
The LL must just be a bit crackers, because the months lost rent is well into a 4 figure sum, and all the cleaning would be much less than that to get done!
Luckily there is a VERY thorough inventory that spans 71 pages, which I will back up with my own photos too.0 -
On the unpopular subject of toothbrushes, I checked instore last night, there were 3 on the shelf so went home and put an order in for two for CC this morning......T/brushes not delivered, nor subbed so account now in credit.....checked shelf. The same 3 were sat on shelf in the position I'd left them.
Talk about throwing money at me !

Just so your aware the price is due to change on the 15th feb so you might want to get your orders for next month in before then and claim in march. I don't understand why my store allows you to order them because I have never seen them in the store. I do have 4 stores locally and 2 of them do sell them and the other not sure.0 -
I got into the whole LL thing after my mum died and renovated the family house which we now rent out then last year we bought a flat and last week our offer was accepted on another flat so thats going through...
What started as a very reluctant thing purely because I couldnt bear to part with the family home has turned out rather addictive...but I think thats the end for a while,its a bit like children...you know when you have enough to handle!!

Hi pacifica...hand has healed nicely thanks...there were a few very very small pieces of glass that finally worked their way out on Monday....and I also went out and bought myself a plastic mixing bowl for future use!
