    I had Connells in before I instructed Purplebricks - their fee was £2k more, they gave me some nonesense about how their regulator told them to only offer fixed fees now! Most online estate agents still have the sales progression bit - in fact my advisor is currently midst price negotiations with a potential buyer as I'm rubbish at that kind of thing and he's a pro!

    We just sold using MyHouseAdvert, and went for the pay as you go £90/month option, as all the local EAs had said the same thing - "this will sell really quickly - we've got loads of people on our books who would be interested", so we figured if they could sell it quickly, then so could we and for £90 we could have it online for a month to see what happens.

    After signing up, they had someone round to do the floorplans, epc and take photos the next day and the day after we were live.

    The helped with negotiating the sale, and we accepted an offer within the first month and we are now waiting for exchange of contracts.

    We have to pay until exchange/completion (not sure which), so I reckon another month, which makes a total of £310 instead of the £2280 the local agents would have charged.

    Ok there was a bit of extra effort involved, but not 2 grands worth.

    That, the inclusive Virtual tour, the price and low up front cost put them ahead for me so far. I want the financial incentive retained, so only looked at the Tepilo split cost option (3) and HN commission. Early days though...

    I was wondering about the EPC, my house is only a couple of years old so the EPC is still in date.

    But I wouldn't have a clue where it was, is this stored somewhere online somewhere?

    It all depends on the value of your house and the market in your area. For example if my house is worth and market £80k @ 1.5% in a slow area fee of £1200 is OK However I live in a £310k house @ 1.5% (£4650) and houses sell fast I refuse to pay that. I just don't get the notion of percentages! Why does it cost MORE to sell a more expensive house?

    I HATE ESTATE AGENTS!

    Good point! I was thinking about where to get hold of mine and I think it was emailed to me when done. Better have a look today.

    I assume the EA may also have one if you used one. I think I read on here once that they are online, but no personal knowledge of that.

    Out of interest, how much EAs actually pay to list a property in RM?
    Happiness is buying an item and then not checking its price after a month to discover it was reduced further.

    Not sure, but instinct and business methods suggest its a low rate bulk buy kind of deal, so no doubt at a good rate as opposed to a stand alone independent etc.

    Estate agents pay £1000 per month, per office to list on Rightmove. Zoopla is much less at about £300 I think.

    I'm looking to use housenetwork shortly for my flat. I'm hoping to sell it for around 95k, and a local estate agent wants £1,750 + VAT. It seems a lot to me, and housenetwork is only £560 so I think I'll go for that.
