    So the agent called to say that my higher bid was made known to the other bidder last night and they are considering it. As of yet there has been no news, the agent said they would be in touch when they hear something.

    I did find out that the other buyer was in the same situation as myself, a first time buyer with no chain. Worst comes to worst we'll battle for a few more K and then we may leave it.

    I am hopeful that they have been scared off or are considering other houses.

    If you miss out on this one, it was not meant to be. You have options.

    Haha, I love reading threads like this, it's so exciting offering and playing the waiting game!

    Good luck, you've done all you can, it's so hard to stay cool under pressure. At least there are lots if alternatives, which you can make just as nice yourself :)

    (Total opposite when people post saying they've put in some stupid low offer cos they think they know it all, then it gets rejected)

    We're on the opposite end of this! Received an offer Friday, said no. Second offer Sunday (about 2 hours after a second viewing), said no again but said what we'd accept which is very close. That was put to potential-buyers on Sunday just before EA shut. EA spoke to them yesterday evening, but they said they were still thinking about it. Fingers crossed we hear today! But I am not allowed access to my phone at work so that doesn't help with the suspense.

    The Agent called and said the other bidder have upped their bid by another thousand. I said 'ok thanks, we'll leave it then'.

    There was a bit of a pause and he asked 'do you want some time to think about it?'

    I said "No, we've put in an offer that is above the asking price and is extremely fair. We'd be disappointed to not get it, but we are not getting into a bidding war."

    Then there was another brief pause and he said 'ok I will let the vendor know and let you know what they think'

    I just thought to myself, why would he even bother to do that if another buyer is offering more and wants it.

    Going to sit tight and see what happens.

    Could the other bid be a phantom bid.

    Go out view some more properties, you may find something nicer. Don't be surprised if the estate agent comes back saying the vendor has chosen your bid, with some BS reason.

    Are there any other houses you can arrange to view with the same agent, so they know you're looking elsewhere?

    It s a bit of a weird response I think. 'i'll See what the vendor says about you not upping any further' ... The vendor should have nothing more to think about! Maybe the other buyer does exist, but having delved further, is actually not in the same position, maybe not got mortgage arranged yet etc
