Just got a call from Estate Agents saying someone has offered the asking price. Whether they are playing me or not I don't know! I was completely put on the spot and didnt think too long, said I would add 1k on. If it turns into a bidding war I lose, and thats it. The price is already on the high side.
They said to leave it with them. I forgot to ask if the bidder was a first time buyer like myself!

It's easy to feel like you are put on the spot but you always have 5 mins to gather your thoughts and call them back.
Never feel rushed into an offer.0 -
You're not playing this well at all OP. There are too many properties around to get hung up on paying over the odds. You may find yourself in a difficult position later on if you buy high.
Decide what the house is worth to you and stick with that. If your offer fails, look for another place.Mornië utulië0 -
I've learned a !!!!!! load today well, this my first experience with this stuf....first time for everything! Fell in love with that house and was maybe a bit too one eyed!
My partner and have have agreed that if push comes to shove we will go 1k more, if its any more than that we will walk away, content that its just too expensive for us. If the agent calls me again I will just say my bid is final, I have no chain and I am ready to go now, deal me with or don't deal with me!
It does tick all the boxes, has absolutely everything we want, but we could get a significantly cheaper mortgage elsewhere if we go semi detached.
I have all but resigned myself to not getting this house as its a bit too perfect and I am not getting my hopes up anymore... if the asking price was indeed genuine then that buyer probably is happy to spend a bit more than I am in order to secure it.
I have also noticed that the house has been promoted to a 'featured' one, i.e. paid to have it at the top of listings. This to me sounds like they are holding out for higher bids.
I have shortlisted 5 other houses, 4 semis and one detached, all cheaper, all not as nice, but good potential.0 -

sounds like the agent was playing you...
otherwise £1K difference if someone has offered asking wasnt going to be accepted (albeit they should still put it forward)
Hold tight on your offer, view another house with agent, but leave it on the table for a few days0 -
I am so far resisting the urge to call the estate agent to say "what the hell is going on, asking price met and then some, i'm not in a chain, lets go!"0
