I do not intend to move out on the date of 02/02/2015 and pay extra rent, neither do I intend to move out of the property early on 30/01/14, as you suggest. I will be moving out of the property on 31/01/2015. Please note that I am legally entitled to move out on my tenancy end date and this is my intention. Your firm can not lawfully refuse me my right to leave on my tenancy end date so this is the date I will be moving.
If your firm are unable to attend check out/ inspection of the property on this date then please inform me as to where I am to post my key and I will make arrangements for this. It would be appreciated if a checkout inspection could be arranged with myself being present after the end of the tenancy if this cannot be arranged on 31/01/14.
make sure you take dated photos on your last day to document the cleanliness etc just incase you get dust building up in the gap between you leaving and the inspection.0 -
Letter is too detailed. Too confrontational. Unneccessary
Dear sirs,
Re: address
I am writing to confim that I shall be vacating the above property on the tenancy end date of 31 Jan 2015.
Kindly advise me where you would like the keys delivered unless you wish to collect them on the 31st. If not advised therewise, I shall post them through the property letter box on departure for your collection later.
I shall take meter readings on the 31st to arrange final utility accounts, and shall send the readings to you in the following week for your records.
If you will not be arranging a check-out inspection on the 31st, I should be grateful if you could inform me when this will take place as I should like to attend.
With many thanks for your continued assistance,
Yours sincerely,
E Charlotte
as suggested, if putting the keys through the leterbox, have a witness/take a photo, ideally with a paper showing the date.0 -
Have you been advised beforehand(verbally/tenancy agreement) what you need to do when you end the tenancy in regards to the keys?
Putting the keys through the letterbox would not suffice if it were one of the properties I manage.Well life is harsh, hug me don't reject me.0 -
Before posting keys through doors, the tenant should discuss with the agent/landlord and ensure that they have spare keys.
Otherwise, that's a locksmith callout and new lock and key on him...Putting the keys through the letterbox would not suffice if it were one of the properties I manage.
Agent is of course free to propose an alternative, or to wait until Monday morning.0 -

Out of curiosity what would you do in these circumstances?
As in, tenant leaves on last day and posts keys thru the door?0 -
Error.

I too agree posting the keys through the letter box is not the ideal solution. However,
* Landlord has already made unjustified demands regarding check-out
* OP said that the keys cannot be hand delivered on the 31st ("they have shutters down which cover the letter box")
* posting the keys causes a delay, and raises ambiguity about actual date of postage/move-out
* by writing in advance, as per my draft, the LL/agent has ample opportunity to make alternative arrangements - the post-through-letter-box solution is a last resort if the LL has not responded.0 -
Are there bolts on the doors?
If so, give the keys back early, then bolt yourself in overnight to ensure nobody from the estate agent comes round.... not that the keys are your problem really.
However DO NOT THINK THAT DATED PHOTOGRAPHS ARE PROOF.
Anyone can boot up a painting program and add a date to a photograph. While not a fool proof system, taking a photo of a newspaper, clearly, in the middle of your photographs would go a much longer way to proving the photographs were taken on that date.
Some may say the EXIF data (right-click on a photograph and look at the detailed properties) would suffice as a date but:
1) Your camera has to have the right date set
2) Can still be faked.
However if the absolute worst comes to the worst, you should be able to prove your camera date is set correctly with other photos taken from the same device.
All of that is a bit CSI but don't assume just because a date is imprinted on a photo that it's the right one, and that anyone else won't think it could be a fake date.0 -

I never understand the dated photos evidence. It would be too easy to take a photo on Monday 31st with Saturday's paper in shot.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
