Problems with Lodger now more serious

Dear <lodger>
Thank you for your email. This reply is just to clarify that i was not accusing you of damage to the kitchen, merely enquiring if you knew anything about it.
The notice of one month still stands, and I take your reply of email as receipt of this notice.
Should you wish to move out before this date, then I will happily adjust your rent to reflect this.
Kind regards

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -

Short and sweet. Nothing else needed really."Real knowledge is to know the extent of one's ignorance" - Confucius0 -
Long story. And that has what to do with the OP's age?
My first Landlord (nightmare) in Canada was a woman.....
This alone will need a separate thread of all times.
Then the second Landlord was 87 Y old (claiming only 71 y) and his story will need every space in all forums. But just for a "hint" he started telling me politely the stories of his lodgers who used to steal his food from his kitchen and fridge. I found out later that I was also included. he could wake up after midnight to come to me in kitchen for a surprise. His food staff was not even up to the appetite of hungry cats. So, long story....my friend, after time had passed it may be taken as fun.

If there's threatening behaviour etc, it is reasonable to ask that they leave within 24 hrs. Don't get into an argument with him on your birthday. You can simply ignore him. The day after change the locks and send him an email stipulating what time he can come for his things and inform your local police.
No, don't change locks until the notice has expired. Bad advice. We've already established there is a notice period in the contract."Real knowledge is to know the extent of one's ignorance" - Confucius0 -

I'm not sure what age or gender have to do with this. Who cares how many sides there are. OP wants lodger out. Notice has been served. Nothing else is relevant."Real knowledge is to know the extent of one's ignorance" - Confucius0 -

Op posted for advice and experience. It is a free speech forum as long as you abide by rules. I am talking from real life experience that should have come to the attention of everyone here.
You were already advised, "if you don't like the post, or the poster, just skip and run away". Obvious !!!!0 -

But you haven't given any advice and the experience you've quoted does not appear to be relevant (in a helpful way), just anecdotes of the landlords you've had.0 -
Well. Who knows? !!!!!!!!!!!!!!!!!!!!But you haven't given any advice and the experience you've quoted does not appear to be relevant (in a helpful way), just anecdotes of the landlords you've had.
Have you heard the other side' story?
How do we know that everyone coming here for advice is telling the truth?
What I posted is relevant and in heart of matter. Sometimes, the "hint" of advice would allow the OP to come back to his/her sense of logic. How do you know..if the lodger is just a poor innocent and can be thrown out in this snowing weather? using the wrong advice ..of course.0 -
